Verandahs and pergolas are the fastest-growing outdoor category in Adelaide. Warmer summers, working-from-home habits and the collapse of new-home affordability are pushing families to add outdoor rooms rather than move. Prices have crept up 15-20% since 2023, and there is a widening quality gap between the top 5-6 SA specialists and the flood of new operators. A verandah has a solid roof (usually Colorbond) attached to your house and is engineered for weather. A pergola has an open or slatted roof and is decorative or shade-only. Verandahs need council development approval in almost every Adelaide council; free-standing timber pergolas often don't. If you want to entertain in Adelaide summers or add real weather protection, you need a verandah — a pergola is not a wet-weather substitute.

Charles Sturt, Unley, Norwood-Payneham-St Peters and Prospect all have character or historic overlays that will require a heritage impact statement for older homes. Your builder should lodge this — if they say "she'll be right, no need for approval", they're usually wrong and it's you who gets the council notice.
