A verandah has a solid roof (usually Colorbond) attached to your house and is engineered for weather. A pergola has an open or slatted roof and is decorative or shade-only. Verandahs need council development approval in almost every Adelaide council; free-standing timber pergolas often don't. If you want to entertain in Adelaide summers or add real weather protection, you need a verandah — a pergola is not a wet-weather substitute.

Council rules & PlanSA — what catches Adelaide homeowners

Any attached structure over 3m tall or within 900mm of a boundary typically needs Development Approval via the PlanSA portal. Charles Sturt, Unley, Norwood-Payneham-St Peters and Prospect all have character or historic overlays that will require a heritage impact statement for older homes. Your builder should lodge this — if they say "she'll be right, no need for approval", they're usually wrong and it's you who gets the council notice.

How to shortlist a verandah/pergola builder

This is the trade with the biggest quality spread in Adelaide. Steel structures are engineered products — the difference between a $6.5k and $10k verandah of the same size is usually gauge of steel, quality of fixings and how they handle the flashing back to your house.

• Ask to see 3 completed jobs in your suburb — quality varies by installer, not just brand
• Insist on a fixed-price contract, not "provisional" site cost
• Confirm the structure is engineer-certified for SA wind zone (typically N2 metro, N3 Hills)
• Check the roofing warranty vs workmanship warranty — they're usually separate
