A pool is one of the highest-margin, lowest-disclosure trades in Adelaide. Advertised prices almost never include the site cost, fencing, coping, paving, electrical, plumbing or council fees you'll actually pay. This guide walks through the real all-in cost, the SA regulations that catch buyers out, the difference between fibreglass and concrete for the Adelaide climate, and how to interrogate a quote before you sign.
A pool quote you see on Instagram is almost never the price you pay. Adelaide-specific factors that push the real cost above the sticker: reactive clay soil in most of the metro area (Modbury, Salisbury, Craigmore) requires deeper piering or engineered slabs, sloping blocks in the Hills add retaining walls, and any pool over 300mm deep triggers mandatory Class A pool fencing under the SA Development Regulations. Always ask each builder to quote on the same six-line inclusion sheet: excavation & spoil removal, shell supply & install, coping, paving 1.5m perimeter, compliant fencing, and electrical/pump wiring. That's the only way to compare like-for-like.
Fibreglass suits 80% of Adelaide backyards. It goes in 3-6 weeks, shells cost less, and the smooth gel-coat resists Adelaide's hard water staining much better than concrete render. Concrete gives you unlimited shape, size and depth (perfect for lap pools or infinity edges in Hills homes) but takes 3-4 months and needs re-rendering every 10-15 years. Both handle Adelaide's reactive clay if the engineer specifies the right base — this is the one line item where you never accept the cheapest option.
Every pool deeper than 300mm needs Development Approval through PlanSA. Your pool builder should lodge this on your behalf. Fencing is regulated separately and inspected before the pool can be filled. The most common Adelaide compliance failures are (1) climbable objects within 900mm of the fence (pot plants, aircon units), (2) gate self-closing mechanisms failing after 18 months, and (3) glass-panel gaps just outside spec. Get your builder's written confirmation they'll handle the compliance certificate, not just build to the standard.
Adelaide has ~40 active pool builders and a small handful of high-volume ones. Reputation swings hard between them.
Fibreglass: 3-6 weeks from excavation to swimming. Concrete: 12-16 weeks. Add 4-8 weeks lead time for the shell manufacturer if you're installing between October and January (peak season).
