Are these prices quotes?+

No. They are indicative 2026 ranges for a licensed trade in metro Adelaide or Melbourne, GST inclusive, before rebates, for a typical job. Your price depends on access, the age of the house, materials chosen and how busy trades are that month. Always get three written quotes.

Why is Victoria usually a bit dearer than South Australia?+

Labour rates, permit costs and travel times are higher across metro Melbourne, and some jobs (restumping, gas ducted heating) are simply more common there. The gap is typically 5-15% and it narrows on materials-heavy jobs.

Who pays for repairs in a rental?+

In both SA and Victoria the landlord is responsible for keeping the property in good repair, including hot water, heating, plumbing, wiring and structure. Tenants pay for damage they cause and for routine tasks like garden upkeep. Urgent repairs have set timeframes in each state's tenancy legislation. The "who pays" tags here are the usual position, not legal advice.

What is the most expensive surprise in an older house?+

Structure and water. Restumping or underpinning, a failed sewer line, or a leaking shower that has rotted the frame below all sit in the $5,000-$25,000 range and rarely show up until they are bad. A pre-purchase inspection is the cheapest insurance against all three.

Do rebates change these numbers?+

Yes, for energy items. Rooftop solar prices already include the federal STC discount. Heat pump hot water, batteries, reverse-cycle replacing gas and insulation attract state schemes (REPS in SA, VEU and Solar Homes in Victoria) plus the federal battery discount. Rebates change often; check the current scheme before you sign.
