How to plan a deck for your Adelaide home

The 10-step framework

  1. STEP 1

    Choose the deck material deliberately

    Three families of options: hardwood timber (spotted gum, blackbutt, merbau, jarrah), softwood treated timber (typically pine), and composite (Trex, Ekodeck, Modwood, Newtechwood). Hardwood is the traditional Adelaide choice: rich colour, natural feel, requires oiling every 12 to 24 months. Composite is dimensionally stable, splinter-free, no oiling, higher upfront cost. Softwood is cheapest but shortest lifespan.

  2. STEP 2

    Size the substructure for the load

    Deck structural design follows AS 1684 for timber framing. Joist spacing, bearer size and post size all depend on the deck material span capacity, deck height above ground, and imposed loads (people, furniture, planters, spa). Undersized joists cause bounce and long-term sag. Get engineered design for any deck over 1m off the ground or over 20 square metres.

  3. STEP 3

    Confirm building consent requirements

    Most decks in Adelaide require building consent above a defined size and height threshold. Decks over 1m off the ground almost always require consent and a balustrade at 1m minimum height. Decks over 1m also often require handrails to prevent falls. Confirm with the council building surveyor or a private certifier.

  4. STEP 4

    Waterproof over habitable rooms below

    Decks over garages, storage rooms or upper-floor rooms need waterproof membranes under the deck boards. This is the most common cause of moisture damage below decks. Sheet membranes (Ardex, Ardex-Butynol) are the professional standard. Get this detailed by an experienced builder or waterproofer; DIY membranes almost always fail.

  5. STEP 5

    Plan the deck orientation and shade

    A north-facing deck bakes in Adelaide summers. A south-facing deck is cold in winter and dark in summer. East-facing gets morning sun. West-facing catches sunset but bakes through afternoon. Plan any shade structures (pergola, sail shade, verandah roof) at the same time as the deck; retrofitting a verandah over an existing deck is expensive.

  6. STEP 6

    Design for water drainage

    Deck boards must have 3 to 5mm gaps between boards to allow water drainage and airflow. Under the deck must be sloped or drained to prevent water pooling on soil and rotting the joists. On elevated decks, gutters can be added under the boards to keep the space below dry (useful for outdoor storage).

  7. STEP 7

    Choose fixings appropriate to the material

    Hardwood decks use countersunk stainless steel screws or hidden clip systems. Softwood uses coated bugle screws. Composite decking has its own proprietary hidden clip systems. Using the wrong fixing (galvanised in coastal areas, or generic screws through composite) shortens life and stains the timber.

  8. STEP 8

    Plan lighting and power at build stage

    Deck lighting (step lights, riser lights, post cap lights, string lights, bench lights) is far cheaper to install at build time than retrofitted. Same for GPO for outdoor speakers, heaters or entertainment. Plan the electrical scheme before the deck frame is closed in.

  9. STEP 9

    Understand the maintenance schedule

    Hardwood timber decks need oiling every 12 to 24 months in Adelaide conditions, plus washing before oiling. Softwood needs staining every 6 to 12 months or replacement in 5 to 10 years. Composite needs washing occasionally and virtually no other maintenance. Match the material to the honestly assessed maintenance willingness.

  10. STEP 10

    Compare quotes on same specification

    Quote variations come from: substructure detail, board species and thickness, fixing type, waterproofing detail if over habitable rooms, balustrade type, integrated seating or planters, and lighting. Get all quotes on the same specification. Cheapest quote often skimps on substructure, which becomes obvious after 5 years.

For low-maintenance households or high-use decks, yes. Composite typically costs 40 to 80 percent more than hardwood upfront but requires almost no ongoing maintenance. Over 15 to 20 years, total cost of ownership is often lower than timber. For heritage-style homes, timber often looks more appropriate.
