Site cost is the single biggest source of nasty surprises on Melbourne new-build projects. And within site cost, reactive-clay footings are the single biggest line item most buyers do not see coming. Melbourne's eastern reactive-clay belt (Glen Waverley, Templestowe, Doncaster) and the growth-corridor clay pockets (Cranbourne, Wyndham Vale, Tarneit) regularly add $10k-$25k in engineered footings before your slab even goes in. Here is how to get ahead of it.

What reactive clay actually is

Reactive clay expands and contracts significantly with seasonal water-content changes. Melbourne winter rain saturates the clay - it expands upward and outward. Melbourne summer heat dries it out - it contracts. Repeated over years, this movement cracks slabs, damages walls, and can literally tilt a home if the footings are underspec.

Where in Melbourne it hits

  • Eastern clay belt (worst 20-40 m of expansion depth): Glen Waverley, Mount Waverley, Templestowe, Doncaster, Ashwood, Chadstone, Blackburn.
  • Southeast growth clay: Cranbourne, Officer, Clyde North, Berwick.
  • Western growth clay: Wyndham Vale, Tarneit, Truganina, Manor Lakes, Point Cook.
  • Northwest growth clay: Craigieburn North, Kalkallo, Mickleham, Sunbury.

Site classifications you need to know

Under AS 2870, sites are classified by expected reactive movement:

  • Class A: Non-reactive. Standard slab.
  • Class S: Slightly reactive. Minor slab upgrade, +$3k-$8k.
  • Class M: Moderately reactive. Waffle raft or reinforced slab, +$5k-$12k.
  • Class H1: Highly reactive. Deep piered footings or beefed-up waffle raft, +$10k-$18k.
  • Class H2: Extremely reactive. Deep piered footings, engineer sign-off, +$14k-$25k.
  • Class E: Extreme reactivity or problem site. Bespoke engineering, $20k-$50k+.

How to actually get ahead of it

  1. Before you sign a builder contract, get a geotechnical report on your specific block. Cost $650-$1,500. This gives you the AS 2870 classification.
  2. Insist the builder's fixed-price contract cap the site cost - or at minimum quote against the actual geotech, not a generic assumption.
  3. If the classification is H1 or worse, factor in a 15-30% higher slab-and-footings line item vs base contract.
  4. Check whether the builder is quoting waffle raft (cheaper, faster, less resilient) vs deep piered footings (more expensive, slower, dramatically more resilient). For H1 and H2, piered footings are typically the smarter long-term investment.
