Red Flags to Watch For

Most Adelaide builders do the right thing, but these warning signs should prompt further investigation:

Unrealistically low quotes

If a quote is 20-30% below competitors, critical items are likely excluded. Ask for a full inclusions comparison.

Vague site cost estimates

Phrases like "site costs TBC" or very low provisional sums are a warning sign. Insist on a soil test before signing.

Pressure to sign quickly

"This price is only valid for 48 hours" is a sales tactic. Reputable builders give you reasonable time to review contracts.

No fixed completion date

Your contract should include a completion date with penalties for unreasonable delays. Open-ended timelines leave you exposed.

Reluctance to provide references

Any builder confident in their work will happily connect you with recent clients. Hesitation is a concern.

Low PC & PS allowances

Base-price kitchen allowances of $8,000-$10,000 won't get you what's shown in the display home. Check every allowance is realistic.

Verify a Builder’s Licence (Consumer and Business Services SA)

In South Australia, every residential builder doing work over $12,000 must hold a current Building Work Contractor’s Licence with Consumer and Business Services (CBS). Before you sign anything, verify the builder yourself - it takes 30 seconds and protects you from one of the most common (and most expensive) mistakes in Adelaide building.

4-step CBS licence check (public register)

  1. 1. Open the CBS register. Visit the CBS Occupational Licence Public Register (sa.gov.au).
  2. 2. Search by business name OR ACN/ABN. Use the company name from the builder’s quote - not their trading name. Many builders trade under one brand but hold the licence under a different entity.
  3. 3. Confirm the licence is current. Check the status field reads “Current” with no conditions, suspensions or expiry within the next 6 months.
  4. 4. Match the licensed entity to your contract. The licensed legal entity on CBS must be the same entity name on your building contract. If it’s not - stop and ask why before signing.

What CBS licence checks actually catch

  • Unlicensed builders doing work above the $12,000 threshold (a CBS offence; voids most home warranty insurance).
  • Trading-name swaps - builder uses a clean brand while the licence sits under an entity with a history of complaints or insolvency.
  • Recently expired or suspended licences (especially common after director changes or insurance lapses).
  • Conditions on the licence - some carry restrictions on contract value or work type that may exclude your project.
