These figures are indicative ranges drawn from active builder quotes, signed contracts and completed projects we've worked alongside in metropolitan Adelaide between January 2025 and February 2026. Where we cite ranges, the bottom of the range reflects flat, serviced blocks with standard inclusions, and the top of the range reflects custom designs, complex sites or premium specifications.

House and land packages in Adelaide have generally been observed starting from approximately $680,000 in northern growth corridors (Munno Para, Angle Vale, Two Wells) and $780,000+ in southern coastal corridors (Seaford Heights, Aldinga). Anything advertised significantly under those figures is typically excluding site costs, inclusions or both - particularly in the south, where vacant land listings alone now cluster $500K-$600K. The five most common cost surprises

  1. Provisional sums. Site costs, electrical and excavation are often quoted as PS allowances. If actual conditions differ, the contract price typically adjusts upward.
  2. Standard inclusions exclusions. Floor coverings, landscaping, fencing and air conditioning are typically estimated to add roughly $25,000-$80,000.
  3. Soil reactivity. Class H reactive clay (common in northern Adelaide) can add an estimated up to $40,000 on the slab alone.
  4. Council and developer requirements. Some estates require specific façades, fencing or driveway materials that may increase cost.
  5. Variations during construction. Even small post-contract changes can carry significant administrative and supplier mark-ups.
