House and land packages in Adelaide have generally been observed starting from approximately $680,000 in northern growth corridors (Munno Para, Angle Vale, Two Wells) and $780,000+ in southern coastal corridors (Seaford Heights, Aldinga). Anything advertised significantly under those figures is typically excluding site costs, inclusions or both - particularly in the south, where vacant land listings alone now cluster $500K-$600K. Total all-in costs for established middle suburbs more commonly start around $1,200,000 and above. These are indicative estimates only. confirm exact totals with the builder and developer.
| Region | Indicative starting estimate | Notes |
|---|---|---|
| Northern growth corridors (Munno Para, Angle Vale, Two Wells) | from approx. $680,000 | Indicative. Two Wells median land alone observed near $435K (Q1 2026), so $680K is the realistic H&L floor; Angle Vale tighter entry pricing still possible. |
| Southern growth corridors (Seaford Heights, Aldinga) | from approx. $780,000 | Indicative. Aldinga vacant land listings cluster $500K-$600K (Q1 2026) - coastal premium pushes total H&L higher than the north. |
| Mawson Lakes / Lightsview | from approx. $820,000 | Indicative. Master-planned communities. Premium over greenfield north. |
| Adelaide Hills (Mount Barker) | from approx. $880,000 | Indicative. Slope, BAL and access can add complexity; +10-25% build premium typical. |
| Established middle suburbs (Magill, Glengowrie, Plympton) | from approx. $1,200,000+ | Indicative. KDR territory; land dominates total cost. House medians here have crossed $1M. |
Site costs are typically the single biggest variable in an Adelaide build. Soil classification, slope and existing services help determine which band a block tends to fall into. Reactive clay (Class H) is common in parts of the northern and southern suburbs and can push slab cost significantly higher. The bands below are indicative ranges only.
| Block type | Indicative site cost | Notes |
|---|---|---|
| Flat, fully serviced block, Class A/M soil | approx. $8,000 to $18,000 | Indicative. Cleanest possible site. |
| Typical Adelaide block, Class M/H soil, minor cut/fill | approx. $18,000 to $35,000 | Indicative. Most common across metro Adelaide. |
| Reactive clay, sloping or partially serviced | approx. $35,000 to $65,000 | Indicative. Northern and southern fringe suburbs. |
| Heavy slope, rock, Class P / problem soil | approx. $65,000 to $120,000+ | Indicative. Hills, reactive clay zones, infill. |
| Driver | Indicative cost impact | Why it matters |
|---|---|---|
| Soil classification | Can swing slab cost by up to approx. $40,000 | Adelaide has significant Class H reactive clay zones in northern and southern suburbs. |
| Block slope | approx. $5,000 to $80,000+ | Every metre of fall can add roughly $8,000-$15,000 in site works on a sloping block. |
| Two-storey vs single-storey | roughly +10% to 20% per sqm | But often gets you more home on a smaller block. net cost may be similar. |
| Custom design vs standard plan | roughly +15% to 40% | Custom drawings, council DA pathway, longer pre-construction. |
| Inclusions standard | approx. $25,000 to $80,000 | Floor coverings, landscaping, fencing, driveway, blinds, A/C are commonly excluded from base price. |
| Bushfire BAL rating | approx. $0 to $40,000+ | Adelaide Hills BAL-19/29 zones add screens, sarking and ember protection. |
A typical Adelaide project home is generally observed to take approximately 8 to 12 months of construction. Custom builds usually run roughly 12 to 18 months. Pre-construction (design, contracts, finance, council approvals) commonly adds another 6 to 12 months on top, depending on complexity. Timelines below are indicative. actual durations vary with builder workload, weather, council and finance.
| Stage | Indicative duration | Notes |
|---|---|---|
| Pre-construction (concept to slab) | approx. 6 to 12 months | Indicative. Design, contracts, finance, council approvals. |
| Slab | approx. 2 to 4 weeks | Indicative. After site cut and footing prep. |

| Fix and fit-off | approx. 8 to 14 weeks | Indicative. Internal linings, kitchen, bathrooms, painting, landscaping. |
| Practical completion | approx. 1 to 4 weeks | Indicative. Defect inspection, council certifications, handover. |
