Ideal for first home buyers, owner-occupiers with a straightforward plan requirement, and buyers whose budget is fixed.

Custom builders are best suited to buyers with an atypical block (heritage overlay, difficult slope, small infill, BAL/BMO), specific design ambition, or a heritage-informed renovation-and-extension brief. The Consumer Affairs Victoria Domestic Building Contracts Act framework applies identically to custom builds - the contract, not the plan, is what you buy.

Boutique / luxury builder

Owner-builder
Owner-builder is a legal designation in Victoria under section 25B of the Building Act 1993, not a builder category. Owner-builders manage trades directly, sit outside the DBI framework and take on personal liability for defects. Almost all who complete a full-scale new home under this route regret it - the paperwork, insurance, project management and warranty exposure overwhelm the "saved builder margin" they set out to capture. Suitable only for small ancillary work.

Design and construct (D&C) architect-led

D&C reduces the risk of the classic "architect drew it, builder cannot afford it" trap because the builder was engaged from concept stage. Pricing sits at the boutique/custom end but tends to arrive with fewer cost variations.

What VBA registration category do most Melbourne home builders hold?+
Domestic Builder Unlimited (DBU). This allows the builder to sign a contract of any value for a home. Domestic Builder Limited (DBL) is restricted by dollar value or scope (for example DBL-Structural covers structural work only). Every builder's current class is visible on the VBA public register.
Is a custom builder always more expensive than volume?+
Yes on a per-m² basis. Custom pricing sits $700-$1,500 per m² above volume for like-for-like square metres because every trade sequence is unique to the plan. What custom does not carry is the "volume estate" restrictions (front-elevation-must-match, mandatory landscaping package, colour palette constraints) that many estate covenants impose.
Can I switch from a volume builder to a custom builder mid-project?+
Not once contracts are signed. Before contract, absolutely - you can walk away from any tender at any time.
