Premium 6m x 8m enclosed outdoor room: $55,000-$95,000. BMO zones (Yarra Ranges, Mornington hinterland, outer-east): add 15-30%. Coastal (Bayside, Mornington Peninsula): add $2,500-$6,500 for marine-grade fixings.
Most under-20m² verandahs on standard residential lots do not need a planning permit - just a building permit via a private surveyor (2-4 weeks). Anything larger, within 3m of a neighbour boundary, in a Heritage Overlay, or in a Bushfire Management Overlay needs a planning permit (3-9 weeks in most Melbourne councils; 6-12 weeks in Yarra, Stonnington, Bayside, Boroondara).
