If you are a first home buyer in South Australia, 2026 is a strong time to be entering the market. The government incentives available to you are some of the most generous in the country, and a key change in 2024 made the FHOG even more accessible.
The big change: no more property value cap
Since June 2024, the South Australian First Home Owner Grant (FHOG) of $15,000 has no property value cap. Previously, the grant was only available for new homes under a certain threshold. Now, it applies to all new homes regardless of value, as long as you meet the other eligibility criteria.
This means whether you are building an entry-level home in Two Wells or a premium home in the Adelaide Hills, the $15,000 grant applies. You can verify current eligibility at RevenueSA.
Stamp duty savings
First home buyers building a new home valued up to $650,000 pay zero stamp duty in SA. For homes between $650,000 and $700,000, a partial concession applies. On a $650,000 home, this saves over $21,000 in upfront costs.
First Home Guarantee (federal)
The federal First Home Guarantee allows eligible first home buyers to purchase with just a 5% deposit without paying Lenders Mortgage Insurance (LMI). The property price cap for Adelaide is $900,000 in 2026. This can save $8,000-$15,000 in LMI fees. Details at Housing Australia.
First Home Super Saver Scheme
You can also withdraw up to $50,000 in voluntary super contributions for a first home deposit through the FHSSS. Contributions are taxed at 15% going in, which is typically lower than your marginal rate. Details at the ATO.
Combined benefit example
A first home buyer building a new home in Adelaide could access: $15,000 FHOG + $21,000 stamp duty saving + $8,000+ LMI saving = over $44,000 in combined benefits. This makes a significant difference to your deposit requirements and borrowing capacity.
