Where the Hidden Costs Come From

Site Costs

$15,000 - $50,000+

The cost to prepare your specific block for building. Rarely included in advertised prices.

Includes:

  • • Soil testing and classification
  • • Earthworks and cut/fill
  • • Retaining walls
  • • Rock removal
  • • Upgraded slab for reactive soils
  • • Service connections (sewer, stormwater, power)
  • • Tree removal

Warning: Site costs on 'easy' flat blocks might be $15K. Sloping blocks or reactive clay can be $40K-$80K+. Always get a site cost estimate for YOUR specific block.

Facade Upgrades

$5,000 - $25,000

The stunning facade in photos is usually an upgrade from the basic facade included.

Includes:

  • • Rendered vs basic brick
  • • Feature windows and doors
  • • Portico or entrance statement
  • • Garage door style
  • • Cladding and contrast materials

Warning: Ask to see the STANDARD facade. Some builders show only upgraded facades in marketing.

Flooring

$8,000 - $30,000

Base packages often include tiles to wet areas only. Living and bedrooms may be concrete or basic carpet.

Includes:

  • • Tiles to living areas
  • • Quality carpet upgrade
  • • Timber or hybrid flooring
  • • Larger format tiles

Warning: Check exactly what flooring is included and to which rooms. 'Floor coverings' can mean different things.

Landscaping & Fencing

Often completely excluded from standard packages.

  • • Rear yard turf and gardens
  • • Fencing to all boundaries
  • • Driveway and crossover
  • • Letterbox, clothesline

Warning: Estates may have deadlines to complete landscaping. Factor this into your budget timeline.

Air Conditioning

May be included, partially included, or completely excluded.

Includes:

  • • Split system vs ducted
  • • Number of zones
  • • Quality and efficiency rating

Warning: Adelaide summers make AC essential. Don't assume it's included - check the specs.

Kitchen & Appliance Upgrades

$5,000 - $20,000

Display home kitchens rarely reflect standard inclusions.

Includes:

  • • Benchtop thickness and material
  • • Appliance brands and models
  • • Soft-close drawers
  • • Splashback materials
  • • Pantry and cabinet upgrades

Warning: The appliances in the display home might be $5K upgrades from the basic Westinghouse included.

Estate Contributions

Some estates charge additional fees.
