The Adelaide building market in 2026 looks different to what it did even two years ago. Land and construction costs have both increased, timelines have stabilised after the pandemic-era disruptions, and government incentives for first home buyers remain some of the most generous in Australia.

Where house and land costs sit right now

Entry-level house and land packages in Adelaide's most affordable growth areas (Two Wells, Munno Para, Angle Vale) now start from around $650,000 for a basic 3-bedroom single storey home on a compact block. Mid-range areas like Seaford and Mount Barker sit higher. This is a noticeable increase from 2022-2023 when entry points were lower.

Construction costs per square metre have also risen. Volume builders now operate in the $1,800-$2,500/sqm range at base specification. Project builders sit at $2,200-$3,000/sqm, and custom builders from $2,800-$4,500+ per square metre.

Build timelines have improved

After significant delays during 2022-2024 caused by material shortages and trade availability, build timelines in Adelaide have largely returned to normal. Most volume builders are quoting 5-7 months from slab to handover. Project and custom builders take longer, typically 8-14 months for the construction phase.

First home buyer incentives remain strong

South Australia continues to offer generous support for first home buyers. The $15,000 First Home Owner Grant has no property value cap (since June 2024), stamp duty exemptions apply for new homes up to $650,000, and the federal First Home Guarantee allows 5% deposit purchases without LMI.
