How long does a kitchen renovation take in Adelaide?

Same-layout replacement: 4-6 weeks including cabinetry lead time. Reconfigured layout: 8-12 weeks. Structural reconfiguration (removing walls): 12-18 weeks including council approval time.

Do I need council approval for a kitchen renovation?

Not for a same-layout replacement or cosmetic renovation. You DO need Development Approval if you're removing a load-bearing wall, adding a window, changing plumbing waste locations significantly, or altering the exterior of the home in any way.

What's the best benchtop for Adelaide hard water?

Engineered stone (crystalline-silica-free) is the workhorse choice, Caesarstone, Quantum, Smartstone. Resists hard-water staining, no sealing needed, 10-25 year warranties. Solid porcelain (Neolith, Dekton) is the premium upgrade. Avoid marble unless you accept ongoing staining.

Should I use flat-pack or custom cabinetry for an Adelaide kitchen?

Flat-pack (IKEA, Kaboodle, Bunnings) works well for standard layouts and saves 60-75% on cabinetry cost. Custom cabinetry from an Adelaide joiner is worth the premium if you have awkward walls, non-standard appliance sizes, or want specific storage solutions like appliance garages, spice drawers, or hidden waste bins.

A kitchen is the highest-ROI room in an Adelaide home renovation, and the highest-risk. Advertised "from $15k" prices almost never include the demolition, plumbing changes, electrical relocation, plastering, flooring transition or appliance install you actually need. This guide walks through the real all-in cost by tier, the layout mistakes that catch Adelaide homeowners, benchtop options that survive Adelaide's aggressive hard water, and how to interrogate a quote before you sign.

Real all-in cost by tier

A kitchen quote you see on Instagram is almost never the price you pay. Adelaide-specific factors that push the real cost above the sticker: relocating a sink or dishwasher triggers plumber + electrician + waterproofer trades (add $3k-$7k), Adelaide hard water eats cheap tapware within 3-5 years so the "included tapware" is often the first thing to fail, and reconfiguring a kitchen layout usually needs structural work if a load-bearing wall is involved. Real Adelaide budgets:

Budget replacement (same layout, flat-pack), $18,000-$28,000
Mid-range custom (soft-close, engineered stone), $35,000-$65,000
Premium (reconfigured, integrated appliances), $75,000-$120,000
Luxury (structural work, imported finishes), $120,000-$180,000+
Rewire kitchen circuits (usually needed for pre-1990 homes), $2,500-$4,500
Plumbing relocation (sink or dishwasher move), $1,800-$3,800

Cabinet options for Adelaide, flat-pack vs custom

The single biggest cost lever in an Adelaide kitchen reno is cabinetry. Flat-pack (IKEA, Kaboodle, Bunnings) works well when you accept the layout and modules, and costs 60-75% less than custom cabinetry. Custom cabinetry from an Adelaide joiner lets you optimise every millimetre of an awkward kitchen, worth the premium if you have unusual walls, non-standard appliances, or want specific storage solutions like appliance garages or spice-drawer inserts.

Benchtops for Adelaide hard water

Adelaide has some of the hardest tap water in Australia. This matters more for kitchens than most people realise. Marble stains within 6 months. Cheap laminate delaminates around the sink cut-out within 3-4 years. Engineered stone (Caesarstone, Quantum, Smartstone) is Adelaide's workhorse benchtop, resists staining, doesn't need sealing, and holds up to hard water. Since July 2024 all engineered stone in Australia must be crystalline-silica-free due to worker safety legislation, check that any product you're quoted complies. Solid porcelain and ultra-compact surfaces are the emerging premium options.

How to shortlist a kitchen renovator

Adelaide has ~200 registered kitchen renovators and a small handful of true specialists. Reputation swings wildly between them.

Verify SA building licence (BLD), mandatory for renovations over $12,000
Ask for 3 completed Adelaide kitchens in the last 12 months, visit if possible
Building Indemnity Insurance (BII) mandatory for projects over $20,000
Insist on fixed-price contract, never "provisional sums" for plumbing or electrical
Get the appliance list itemised, cheap kitchens use $200 rangehoods and $400 dishwashers
Confirm they handle the trade coordination (electrician, plumber, tiler, plasterer)
Check whether they use in-house cabinetry or sub-contract, affects lead time by 6-8 weeks

How to read a builder's quote

The pro turns straight to the exclusions and the provisional sums. A short exclusions list and few provisional sums means the builder has done the homework on your block. A long list means the price is a starting point and the real number arrives as variations.
