STEP 1

1. Understand the certification system

Bushfire-rated products carry a Bushfire Attack Level Suitability certificate from the manufacturer or an accredited third-party tester. The certificate lists the maximum BAL level at which the product complies with AS 3959.

A product certified for BAL-29 may be used at BAL-29 or below, but not at BAL-40. Products certified for BAL-40 or BAL-FZ are the highest tier and can be used at any level.

Verify certification for every specified product, not just at brand level. A window brand may have some BAL-40 products and other BAL-19 products; only the specifically certified line qualifies for BAL-40 use.

For imported products, confirm the certification is valid in Australia. European fire ratings do not directly translate to AS 3959 BAL requirements; local testing to Australian standards is required.

2. Cladding options at BAL-29 and above

Cladding options narrow significantly at higher BAL levels.

Timber cladding is essentially eliminated at BAL-29 and above. Specific fire-treated timber products exist but their BAL certification is limited and their surface finish weathers over decades.

For a modern architectural aesthetic on a high-BAL block, dark rendered masonry, standing-seam metal cladding, or fibre cement in board-and-batten style are the mainstream choices.

3. Window and door supplier options

The Australian bushfire-rated window and door market has grown but remains specialist.

Key suppliers include: A-Fire Windows, Elite Fire, Trend Windows, Bushfire Windows, Fireshield, and imported European brands via Australian distributors.

Bushfire-rated frames are typically aluminium (thermally broken or standard aluminium depending on BAL) with specific glass specifications (toughened, laminated, or fireproof glass composites).

Bushfire-rated doors (both hinged and sliding) are heavier and more expensive than standard doors. Timber-look finishes on bushfire doors are available but limit the aesthetic options.

Lead times for bushfire-rated products are 16 to 24 weeks typical, longer for BAL-FZ. Order early in the build program.

4. Coordinate the cladding-window-door system

Bushfire-rated products only perform if the junctions between them are correctly detailed. A BAL-40 window in a BAL-19 wall is a compromised system, not a BAL-40 system.

The perimeter of every window and door must be detailed to the higher of the wall or window BAL level. Sealants, backing rods, and any air gaps must be filled with fire-resistant materials.

Coordinate cladding, window and door selection as a package with the designer and the builder. A common failure mode is choosing bushfire-rated windows to a specific level then compromising with a lower-rated cladding, which reduces the overall system performance.

5. Manage cost and lead time

Bushfire-rated products are more expensive than standard equivalents. Windows and doors typically cost 30 to 60 percent more; cladding cost differences vary widely.

The total build cost premium is more predictable than the individual product premiums because bushfire-rated design also drives cost reductions in some areas (simpler roof forms, fewer or smaller openings, tightly-sealed envelopes that improve energy performance).

Lead times require early planning. Place window and door orders as soon as building consent is granted. Cladding orders can typically be placed later but should be confirmed by framing stage.

Confirm with suppliers whether the ordered products are held in Australia or made-to-order. Made-to-order at high BAL levels is common; expect the longer lead time.
