What to Look for in a Volume Home Builder in Melbourne
Volume builders are Melbourne's largest-scale operators. Base-plan library, growth-corridor focus, fixed-price contracts starting $1,700 per m² 2026. The vetting questions that matter for volume are different to custom - inclusions transparency, WIP book depth, siteworks logic.

The vetting checklist that applies to every Melbourne specialist
BuildPilot does not yet match Melbourne builders. Until we do, this is the vetting method we would use ourselves. The first five checks below are specialist-specific; the rest are the core VBA + VMIA + ASIC checks that apply to every domestic builder working in Victoria.
- Ask for their current WIP (work-in-progress) count - how many concurrent slabs, versus this time last year. A rapid WIP contraction is a distress signal.
- Ask for the full base-plan Standard Inclusions list in writing before you sign - not the marketing "Included" board at the display
- Ask which items on the pricing board are "promotional" vs "included" - promotional items disappear on your contract
- Ask what typical siteworks range is for your specific block classification (M, H1, H2, E) - siteworks are the number-one volume-build variation
- Verify current VBA registration and category on the public register at vba.vic.gov.au/practitioners/register
- Verify no active or recent disciplinary decisions on the VBA disciplinary decisions list
- Confirm Domestic Building Insurance (DBI) will be issued in the builder's name for your contract price under VMIA (all residential work over $16,000)
- Search the ABN on abr.business.gov.au - name, GST status, date of registration
- Confirm the entity is not under external administration on the ASIC register
The volume-build siteworks trap
Volume-build "from" prices assume M-class flat lot, single fall, no rock. Your actual lot rarely fits that assumption. A H2-class reactive clay lot with 900mm fall can add $25,000-$45,000 to siteworks. Get a builder-issued Site Cost Estimate based on your actual soil test and contour survey before you sign, not the display-village "typical" allowance.
The four red flags that end the conversation
These four signals correlate strongly with builders who have failed or entered administration in Victoria in the last three years. Any of them = walk away.
- Requested deposit exceeds 10% of contract value (Victorian DBC Act caps deposits at 5%)
- Vague or evasive answer on DBI eligibility for your specific contract price
- Refusal to name the Registered Building Surveyor or to let you speak to them independently
- Aggressive time-limited discount contingent on paying deposit before you have read the contract

On a per-m² basis, yes. Volume delivers $1,700-$2,300 per m² fixed-price in 2026, versus project $2,300-$3,000 and custom $3,000-$4,500. Trade-off is design freedom and inclusions depth.
What is a "standard inclusion" and why should I read it carefully?+
Standard inclusions are what you get in the base contract price - flooring, kitchen cabinetry, tapware, appliances, tiles. Volume builders publish these lists; the gap between what is standard and what is displayed at the village is where variation cost comes from.
How solvent are Melbourne volume builders in 2026?+
After the Porter Davis collapse in April 2023 tightened VMIA credit review, only builders with strong balance sheets can now get DBI issued at scale. The vetting checklist above (VBA register, ASIC, DBI confirmation) filters out the residual risk.
Can I switch base plan after signing a volume contract?+
Usually possible with a variation, before construction commences. Switch cost is typically $2,000-$5,000 for a plan change plus any specification delta. After slab pour, switch is not economically viable.
