What To Look For In A Project Builder Melbourne

For Melbourne home buyers

What to Look for in a Project Home Builder in Melbourne

Project builders sit between volume and custom. Base plan library 60-200 plans, higher base inclusions, wider structural flexibility. Cost band $2,300-$3,000 per m² 2026. Vetting focus: how flexible they really are on structural changes, and how their mid-market inclusions actually compare.

The vetting checklist that applies to every Melbourne specialist

BuildPilot does not yet match Melbourne builders. Until we do, this is the vetting method we would use ourselves. The first five checks below are specialist-specific; the rest are the core VBA + VMIA + ASIC checks that apply to every domestic builder working in Victoria.

  • Ask which structural changes are catalogued as "pre-priced options" vs custom-quoted - pre-priced is faster and cheaper
  • Ask for the base-plan Standard Inclusions list side-by-side against the "premium" upgrade package - most project builders let you pay only for the delta
  • Ask for typical inclusions comparison against a comparable volume plan and a comparable custom plan - the honest builder will do it
  • Ask about their in-house draftsperson vs external draftsperson model - in-house is faster on variations
  • Verify current VBA registration and category on the public register at vba.vic.gov.au/practitioners/register
  • Verify no active or recent disciplinary decisions on the VBA disciplinary decisions list
  • Confirm Domestic Building Insurance (DBI) will be issued in the builder's name for your contract price under VMIA (all residential work over $16,000)
  • Search the ABN on abr.business.gov.au - name, GST status, date of registration
  • Confirm the entity is not under external administration on the ASIC register

How project builders differ from volume on structural variation

A volume builder's base plan is largely locked - moving a wall is a $3,000-$8,000 variation. A project builder catalogues structural options at concept stage (extend meals by 600mm, add a fourth bedroom, extend the alfresco). Pre-priced structural options typically cost 20-40% less than the same change done as a custom variation.

The four red flags that end the conversation

These four signals correlate strongly with builders who have failed or entered administration in Victoria in the last three years. Any of them = walk away.

  • Requested deposit exceeds 10% of contract value (Victorian DBC Act caps deposits at 5%)
  • Vague or evasive answer on DBI eligibility for your specific contract price
  • Refusal to name the Registered Building Surveyor or to let you speak to them independently
  • Aggressive time-limited discount contingent on paying deposit before you have read the contract

Frequently asked

Is a project builder a good fit for a 500m² block?+

Yes, sweet spot 400-600m². Project plan libraries typically cover 4-bed family homes on 350-600m² blocks in growth corridors and some middle-ring redevelopment sites.

How different are project inclusions from volume?+

Project inclusions typically deliver a level up - 2.55m or 2.7m ceilings vs 2.44m, better cabinetry, more electrical points, upgraded tapware. The gap is 5-10% of contract value but usually shows in resale.

Do project builders build in inner-ring Melbourne suburbs?+

Rarely. Most project builders concentrate on greenfield and outer-middle-ring KDR sites. Inner-ring suburbs (Boroondara, Stonnington, Yarra, Port Phillip) are usually custom or boutique.

Can I take a project builder's plan to a custom builder?+

Copyright applies. Base plans are the builder's IP. You can build a similar plan with a different builder but you cannot lift specific drawings.
