The five Melbourne growth corridors we cover
Melbourne's new-home volume flows through five growth corridors: Wyndham in the west (Point Cook, Tarneit, Werribee, Truganina), Melton in the north-west (Melton South, Kurunjang, Diggers Rest), Hume in the north (Craigieburn, Mickleham, Kalkallo), Whittlesea in the outer north-east (Mernda, Doreen, Wollert) and Casey in the south-east (Cranbourne, Clyde, Clyde North). Each corridor has its own dominant builders, its own soil profile, its own council overlays and its own school and transport catchments.
Our 57 live Victoria packages spread across all five, plus a growing footprint in Geelong (Armstrong Creek, Charlemont, Curlewis) and regional Victoria (Ballarat, Bendigo, coastal). Package cards show beds, baths and land size; the full price and floor plan sit inside the BuildPilot App so a live number is never stale.

What to check before you sign a Melbourne H&L contract
House and land contracts in Victoria are almost always two separate contracts: a land contract with the developer, and a building contract with the builder. That matters because your cooling-off rights, deposit caps, progress payment schedules and warranty coverage are set independently on each.
Consumer Affairs Victoria publishes the current rules. Before you sign either contract, read their "Buying a home" and "Domestic building contracts" pages. If a clause looks off, our One on One Support will read it alongside you and flag what to raise with your solicitor - we do not replace one.
- Confirm the land contract's cooling-off period in writing
- Confirm the builder is VBA-registered in the correct category
- Confirm domestic building insurance is arranged BEFORE deposit
- Read every "provisional sum" line item in the building contract
- Note any Section 173 agreement on the parent title
- Check whether GAIC applies to the parcel
How the Melbourne feed updates
BuildPilot's Victorian package feed pulls from partner suppliers and refreshes overnight. When a package sells the card drops off; when a new release lands the card is live within 24 hours. The 57-package number on this page is dynamic - it is the current count as of your visit.
Frequently asked
What is a house and land package in Melbourne?+
A house and land package is a bundled offer where a developer sells you the land and a builder contracts to build a specific home design on it. In Victoria this is almost always structured as two separate contracts - one for the land, one for the build - which gives you cooling-off and deposit protection on each independently.
Can I use the FHOG on a Melbourne house and land package?+
The First Home Owner Grant applies to new builds in Victoria that meet the current State Revenue Office cap and eligibility rules. Most house and land packages qualify by design. Confirm your specific contract against the SRO's FHOG page (linked below) before assuming.
Which Melbourne growth corridor has the shortest build times?+
Build times are driven more by builder throughput than by corridor. That said, corridors with reactive clay soils (parts of Wyndham, Melton) can add weeks to site works, and corridors with more established infrastructure (Casey, Whittlesea) tend to have faster connections. A responsible builder will quote a range and explain the drivers.
How do I inspect a Melbourne house and land package before I sign?+
Visit the display village for the builder's design (usually on-site at the developer's estate), inspect the block in person (not just the plan), get a soil test if one is not already available, and check the parcel on VicPlan for any overlays. A licensed conveyancer will review both the land and building contracts before you sign either.
When will BuildPilot let me shortlist Melbourne builders directly?+
Live Melbourne builder matching is being prepared as the next phase of our Victoria launch. Until then, the 57 packages in the feed give you a real starting shortlist. Join the waitlist at /vic and we will email the day live matching opens.
