When a KDR beats renovating

Pre-1975 timber-frame homes with asbestos, rising damp and dated stumps. Large blocks (700m²+) suited to modern larger homes. Any home where the renovation scope covers roof + floor + walls + wet areas - at that point you're rebuilding at renovation prices. Character overlay does NOT apply (check PlanSA first - many Adelaide inner-ring suburbs are protected).

Where KDR is popular in Adelaide

Northern growth councils - Salisbury, Playford, Tea Tree Gully - offer large post-war blocks with straightforward planning. Southern beach councils - Marion, Onkaparinga - popular for coastal-lifestyle KDRs. Charles Sturt inner-west (Findon, Seaton, Fulham) is the busiest KDR corridor. Character areas in Prospect, Burnside, Norwood usually NOT eligible without full heritage assessment.

The KDR process end-to-end

(1) Confirm KDR eligibility - PlanSA property report, character overlay check, tree survey. (2) Sign KDR builder + design contract. (3) Design + working drawings (10-16 weeks). (4) Council approval (4-16 weeks depending on council). (5) Disconnect services + arrange temp accommodation. (6) Demolition (2-4 weeks). (7) New build (32-56 weeks). (8) Certificate of Occupancy + move in. Total: 14-22 months.

Cost breakdown

Demolition: $18k-$35k (includes asbestos if present, tree clearing, spoil removal). Service disconnection/reconnection: $4k-$8k. Temp accommodation 12-18 months: $28k-$60k. New build: $550k-$950k depending on spec. Site works on existing block: usually cheaper than a titled block ($8k-$20k lower). Total budget: $600k-$1.05M for a mid-size home.

Almost never for State Heritage Places or Local Heritage Places. Character Area lots require a Statement of Heritage Impact and demolition may still be refused. Always check PlanSA property report BEFORE contracting a KDR builder or committing to demolition.

Yes. Demolition requires its own approval through PlanSA in addition to the new-build Development Approval. Some councils require a demolition method statement, tree survey and neighbour notification. Budget 2-4 weeks for demolition consent on top of the new-build approval time.
