Volume/project home (3-4 bed, single storey, flat block): $380,000 to $520,000 turn-key in metro Adelaide. Group builders like Fairmont, Metricon and Simonds hit this bracket. Semi-custom (design tweaks on a fixed range): $520,000 to $720,000. Full custom (bespoke design, higher spec): $720,000 to $1.4M. Add 15-30% for double-storey and 10-25% for hills / sloping / heritage sites.
Site cost is what the builder charges you AFTER the standard concrete slab because your specific block needs something extra. Reactive clay in Modbury, Salisbury, Craigmore, Golden Grove routinely adds $8,000-$25,000 for deeper piering or an engineered waffle raft. Sloping blocks in Hills, Coromandel Valley, Aberfoyle Park add $10,000-$40,000 in retaining and split-level work. Get soil test + contour survey + a site-cost cap in your contract before slab.
Real turn-key means driveway, landscaping, letterbox, blinds, fences, floor coverings and a compliant Certificate of Occupancy. Half the Adelaide market quotes "fixed price" but excludes site cost, driveways, floor coverings and provisional sums. Always ask for the inclusions PDF and cross-check against this shortlist before signing.
Every SA residential build over $12,000 must have Building Indemnity Insurance (HBCF scheme) under the Building Work Contractors Act 1995. Ask for the cert before you pay a deposit. No cert = no legal build. If a builder can't produce it, walk away.
A typical 4-bedroom, 2-bathroom volume-builder home in Adelaide (~200m² of house area) lands between $460,000 and $620,000 turn-key. Custom-built at the same size runs $700,000 to $1.1M depending on spec and finishes.
