The 40% rule

The rule of thumb across Adelaide reno + KDR builders: if the renovation cost is under 40% of what it would cost to fully rebuild your existing dwelling, renovate. Between 40-60%, run the numbers both ways. Over 60%, rebuild almost always wins on $/m² of finished home, structural certainty and 20-year resale value.

When renovation actually wins

Character or heritage homes in Prospect, Burnside, Norwood, Unley - the streetscape value of the existing facade may exceed rebuild economics, and heritage overlays may make demolition impossible. Solid brick homes 1960s-1980s with good bones - kitchen + bathroom + open-plan reconfig gets you a modern home at $150k-$260k. Anything with major structural issues, asbestos throughout, or reactive-clay foundation movement usually tips the other way.

When rebuild wins

Pre-1970s timber-frame homes with asbestos, rising damp, dated stumps and no thermal insulation. Blocks large enough to subdivide or add a granny flat.
