STEP 1

1. Confirm the legal status of the laneway

Before you commit to a rear-loaded design, you need certainty on the legal status of the laneway. Three possibilities exist.

First, a dedicated public road that happens to be narrow. These typically appear on maps and are maintained by the council. Rear vehicle access is straightforward, subject to council approval of the specific driveway crossover.

Second, a legally-registered right-of-way easement. The easement appears on the property title and typically grants a specified group of properties the right to pass and repass over the laneway. This is the most common arrangement in inner Adelaide suburbs like Prospect and Kilburn where 1920s and 1930s subdivisions created service lanes.

Third, an informal or historic laneway that is not legally protected. These can look usable but carry the risk that a neighbour may fence off access or object to vehicle use. Do not rely on this category. If your laneway is not on the title as a registered easement, treat it as unavailable for design purposes.

STEP 2

2. Check the physical geometry of the laneway

A legally-registered laneway is only useful if it is physically capable of carrying a vehicle. Standard passenger vehicles need approximately 3 metres of clear width and a 3-metre turning approach at the entry.

On some historic laneways the legal width is documented but the actual physical width has been eroded by encroachments, fences, or overgrown vegetation. Walk the full length of the laneway from the street entry to your property, and measure both the legal easement width and the actual clear width at multiple points.

If encroachments exist, you have three options. Negotiate with the encroaching neighbour to remove or reposition the encroachment. Design your driveway with a tighter approach that accepts the constraint. Or engage council in a laneway rehabilitation process, which can take twelve to eighteen months and is uncertain in outcome.

STEP 3

3. Design the garage for the specific laneway approach

Rear-loaded garages need turning geometry that suits the specific laneway approach. A garage entered head-on from a straight laneway is easy. A garage entered by a 90-degree turn from a narrow laneway requires either a wider garage door (3 metres minimum, ideally 3.2 metres) or a driveway apron inside the block that provides the turning space.

The location of the garage door within the rear boundary is another decision. Central alignment gives the best two-way access but may conflict with an existing tree or utility. Boundary-aligned garages give a longer clear approach but require more careful reversing.

A tandem rear garage (two cars in line rather than side by side) is often the design solution on narrow blocks because it minimises the required laneway width and preserves rear yard depth. Tandem garages work well for households with a primary vehicle and a secondary vehicle.

4. Handle stormwater and bin access

A rear-loaded design has two practical challenges that front-loaded designs do not: stormwater management from the garage roof, and weekly bin access to the front street.

Stormwater from a rear garage typically has to travel the length of the block to reach the front street sewer connection. This is 25 to 40 metres of stormwater pipework. It must be designed with sufficient fall to prevent pooling and must be checked for compliance with the SA Stormwater Management Plan for your area.

Weekly bins present a practical challenge. On a narrow block the front-of-house side passage is often not wide enough to wheel a 240-litre bin. The design solutions are: a dedicated internal bin store adjacent to the garage that opens to the laneway (allows collection from the laneway if council services collect there); a wider front side passage of at least 1.2 metres; or a resident carrying bins through the home to the street, which is unpopular but sometimes necessary.

Some inner Adelaide councils collect rubbish from the laneway on rear-loaded blocks. Check with your council before design so the bin store is positioned correctly.

5. Get the council approvals right

A new vehicle access from a laneway is treated by council as a new driveway crossover, even if the laneway itself is legally accessible. Approval is required from the council roads team, separately from planning consent.

Typical requirements include a stormwater management plan for the laneway crossover, a sight-line check for pedestrian safety where the laneway meets the street, and confirmation that the vehicle envelope will not damage the laneway surface. Fees for the crossover approval are modest, usually a few hundred dollars.

If the laneway itself is unformed (grass or gravel), the council may require you to seal or upgrade the section adjacent to your property. This is a significant cost that can add several thousand dollars to the project. Confirm this with council before committing to the rear-loaded design.

Where multiple owners share a laneway, formalising vehicle access sometimes requires consultation with other owners. This is not always required by law but is often required in practice to avoid disputes.
