The five ways Adelaide differs
- Blocks are usually larger — 400 – 750 sqm is common. If you have been in a Sydney or Melbourne townhouse, you can suddenly afford a garden again.
- Build costs are lower per square metre — $2,200 – $3,800/sqm is a realistic Adelaide bracket vs $3,000 – $5,500/sqm on the east coast for the same spec.
- Character overlays are real — Inner suburbs (Norwood, Prospect, Unley, North Adelaide, Adelaide Hills) have strict heritage rules. Ask before you buy.
- Trades culture is more relational — Referrals and reputation carry more weight than in bigger cities. The best builders often have limited digital footprint.
- Bushfire and stormwater overlays matter in the Hills and low-lying western suburbs. Not obvious from a real-estate listing.
How to choose a suburb from interstate
The Adelaide reality check most interstaters miss:
- The CBD is small — most suburbs within 10km feel “inner”.
- Public school zones matter enormously. Some private schools are effectively public in feel.
- The Hills are cooler and cheaper than the Sydney or Melbourne equivalent — but the commute is real.
- The beach is a genuine daily suburb, not a weekend trip. Consider Grange, Henley, Semaphore, Glenelg, Somerton Park.
- Growth corridors (Riverlea, Two Wells, Angle Vale, Mount Barker) offer new-build price certainty but are 25 – 45 min from the CBD.
Running a build from another state
Half of our returning-Aussie clients start the build before they physically move back. Here is what actually works:
- Pick a builder with real weekly progress photos and video walkthroughs — not just a monthly milestone update.
- Insist on a named site supervisor who takes your calls at Adelaide times.
- Get an independent building inspector at frame, lock-up and pre-handover. Not the builder’s recommendation.
- Line up a local conveyancer, mortgage broker and accountant before contract signature.
- Plan a 3 – 5 day site visit at frame stage, and another at lock-up. Do not do it all remote.

Land in growth corridors: $260,000 – $460,000 for a serviced block.
Land in established middle-ring suburbs: $520,000 – $980,000 for a knock-down-rebuild block.
Volume 4-bed single-storey (200 – 220 sqm): $460,000 – $640,000 build.
Semi-custom family home (240 – 300 sqm): $620,000 – $980,000 build.
Full custom (300 sqm+, quality finishes): $980,000 – $1.8M+ build.
Watch-outs that catch interstaters
- Buying a heritage-overlay block without checking demolition rules.
- Assuming eastern-states brands operate the same way in Adelaide (staffing, supply chains, timelines can differ).
- Underestimating heat — north-facing living is even more important than you remember.
- Missing the Adelaide Hills bushfire overlay levels (BAL-12.5 to BAL-FZ) that trigger construction requirements.
- Forgetting to declare interstate income for stamp-duty and land-tax calculations.
