Building in City of Marion

Your southern-beach council guide

The City of Marion covers Adelaide's south-western beach suburbs from Glenelg South and Brighton down to Hallett Cove, plus the inland belt around Marion, Mitchell Park and Oaklands Park. Popular for knockdown rebuilds and infill townhouses, Marion mixes coastal-overlay complexity in the beach suburbs with steep, engineered sites in Hallett Cove and Trott Park.

Building Approval Process

1

Check Overlays Before Design

2

Site Contour Survey

Steep, coastal, or clifftop lots in Hallett Cove, Marino and Kingston Park need contour surveys and engineered retaining/piering costed in early. Council will not approve without a proper geotech and stormwater strategy on sloping sites.

3

Lodge via PlanSA

Submit development application through the SA Planning Portal. Marion assesses against the Planning and Design Code plus its own character-area policies.

4

Public Notification (Often Required)

Any dual-occupancy, subdivision or design deviation from character controls typically triggers public notification. Add 3 to 6 weeks and expect neighbour submissions in Glenelg South and Brighton.

5

Building Rules Consent + Certificate of Occupancy

Class 1 dwelling approval is separate to planning. Private certifier or council can issue. Certificate of Occupancy is required before you move in.

Local Considerations

Character Areas Bite Hardest In Brighton and Glenelg South

Front-facing garages, flat parapet roofs and dark aluminium facades routinely fail character-area assessment in Brighton, Glenelg South, Seacliff and Seacombe Gardens. Expect a re-design cycle (6-10 weeks) if your first submission ignores the streetscape. Use a designer with recent Marion approvals.

Coastal Overlay on the Cliff Suburbs

Marino, Kingston Park and the Hallett Cove clifftops sit under a Coastal Overlay that mandates setbacks from the cliff edge, dune-face protection and salt-exposure material choices. Coastal engineering assessment adds 2-4 weeks and $400-$900.

Sloping Blocks and Retaining Costs in Hallett Cove

Hallett Cove, Sheidow Park and Trott Park have significant grade changes. Split-level designs, engineered retaining walls and deeper piering routinely add $25,000-$80,000. Get a contour survey and preliminary geotech before locking design.

Knockdown Rebuild Hotspot

Warradale, Park Holme, Oaklands Park and Mitchell Park are among the busiest KDR corridors in southern Adelaide. Demolition approval, asbestos assessment (for pre-1988 homes), temporary accommodation and neighbour notice add up - factor 6-8 weeks pre-slab.
