What To Look For In A Custom Builder Adelaide

What to Look for in a Custom Home Builder in Adelaide

A custom builder delivers a one-off design to your brief. Adelaide pricing sits $2,800-$4,200 per m² in 2026 and every drawing is bespoke. The vetting questions that matter for custom are different from volume - design-stage engagement, prime-cost transparency, and how they manage architect coordination.

The vetting checklist that applies to every Adelaide specialist

This is the same vetting method BuildPilot applies to every Adelaide builder we consider for our shortlist network. The first four checks below are specialist-specific; the rest are the core CBS SA + BII + ASIC checks that apply to every domestic builder working in South Australia.

  • Ask when they typically engage - some custom builders join at concept sketch, others tender only on complete Contract Documentation drawings
  • Ask for their prime-cost (PC) and provisional-sum (PS) allowance policy - PC/PS variances are the number-one source of Adelaide custom-build overspend
  • Ask for three completed custom homes handed over in the last 24 months with the client's permission to inspect
  • Ask which Adelaide architects and building designers they have completed multiple builds with - relationship builders resolve documentation ambiguity faster
  • Verify current CBS SA Builders Licence (BLD number) on the public register at cbs.sa.gov.au/services/find-licensee
  • Verify no active or recent disciplinary decisions on the CBS SA register
  • Confirm Building Indemnity Insurance (BII) will be issued through QBE (SA sole insurer) for your contract price (all residential work over $12,000)
  • Search the ABN on abr.business.gov.au - name, GST status, date of registration
  • Confirm the entity is not under external administration on the ASIC register

The two SA custom-build contract models

SA custom builds run under either a fixed-price HIA/MBA template with a robust PC/PS schedule, or cost-plus with a not-to-exceed cap. Fixed-price is the default and fits 90% of custom briefs. Cost-plus is legitimate only for briefs with genuine unknowns (heritage restoration, complex ground conditions, difficult access) and requires a written management-fee arrangement declared upfront.

The four red flags that end the conversation

These four signals correlate strongly with builders who have failed or entered administration in South Australia in the last three years. Any of them means walk away.

  • Requested deposit exceeds 5% of contract value on contracts over $12,000 (SA statutory cap under the Building Work Contractors Act 1995)
  • Vague or evasive answer on BII eligibility for your specific contract price (QBE is the sole SA insurer - either the builder qualifies or they do not)
  • Refusal to name their independent building certifier or to let you speak to them separately
  • Aggressive time-limited discount contingent on paying deposit before you have read the contract

Frequently asked

How is a custom builder different from a project builder in Adelaide?+

Project builders work from a repeatable base-plan library and offer limited variations. Custom builders start from your brief with bespoke drawings for every project. Custom typically costs $600-$1,400 per m² more than equivalent Adelaide project work.

Should the architect or the builder come first?+

For custom, architect first (BOASA-registered) - complete Contract Documentation drawings, then tender to two or three custom builders. This is the safest way to compare like-for-like pricing.

What is a prime-cost allowance and why does it matter for custom?+

A PC allowance is a placeholder budget for an item you have not chosen at contract signing (tiles, tapware, appliances). If you spend more, you pay the variation. Custom-build PC variance can add 10-20% to contract value in Adelaide. Get PC allowances set realistically at contract stage.

Does BII apply to custom builds in SA?+

Yes. All residential work in SA over $12,000 requires Building Indemnity Insurance through QBE regardless of custom or volume delivery model.

Six questions that save the most money

  1. 1
Is your VBA registration current, and what class?

DB-U for unlimited domestic work. Check it on the VBA register and the disciplinary register.

  2. 2
Show me the Domestic Building Insurance certificate for my job.

DBI is mandatory before more than a 5% deposit. No certificate, no deposit.

  3. 3
What soil class is my block and is the slab priced for it?

Basalt clay in the west is Class H to E. A "standard" site allowance is a variation waiting to happen.

  4. 4
Is the site-cost allowance fixed or provisional?

Provisional means you pay the difference. Ask for it fixed after the soil test and survey.

  5. 5
Is the house all-electric, and what is the induction and heat-pump spec?

No new gas connections in Victoria since 2024.

  6. 6
Which benchtop material replaces engineered stone?

Banned since July 2024. Porcelain, natural stone or laminate.
