An information-only vetting guide for tilers working on Ashwood period homes. Tiling in Ashwood wet-area renovations must integrate with AS 3740 waterproofing (usually laid by a licensed waterproofer, then tiled over). Older Ashwood homes typically require substrate work - fibre-cement sheet over suspended timber sub-floors, or resurfacing of undulating cement bed. Good tilers work closely with the waterproofer and refuse to tile within the 72-hour cure window. BuildPilot is not yet matching builders in Ashwood - this is a curator's checklist while VIC matching rolls out in 2026.

Predominantly post-war brick veneer, 1950s-1970s Cal-bung and split-level modernist. Growing KDR replacement stock. Some 1930s inter-war brick homes closer to Ashburton border.
Approximately 5-15% under Heritage Overlay - one of the lightest-covered eastern suburbs. Neighbourhood Character Overlay applies broadly. Vegetation Protection Overlay on select streets. Monash planning permit lead time: 3-5 months for standard renovations and KDR, 4-7 months where NCO applies.
Median residential lot 600-750m². Wider 15-20m frontages typical. Redevelopment lots 400-550m² in townhouse zones.
Tilers do not require a VBA licence in Victoria, but the waterproofing hand-off from waterproofer to tiler is where 80% of bathroom warranty failures start. Insist on: (1) written waterproofing certificate before tiling starts, (2) 72-hour minimum cure time, (3) photographic evidence of the flood test, (4) tiler working with the same waterproofer's membrane product. Never accept "we'll waterproof and tile in the same visit".
Standard 300x600 ceramic wet-wall + 300x300 non-slip floor: $6k-$9k. Large-format 600x1200 porcelain: $10k-$14k. Natural stone (marble, travertine, limestone): $12k-$20k with sealing. Feature mosaic strips add $80-$200 per lineal metre.
Approximately 5-15% under Heritage Overlay - one of the lightest-covered eastern suburbs That means most external work (extensions, window relocations, front-elevation changes, roof-form changes) triggers a Planning Permit before Building Permit. Internal-only work often only needs a Building Permit. Check Monash City Council's heritage assessment guidance or a title search on VicPlan (mapshare.vic.gov.au) before you commission drawings.
Three checks: (1) Tiling is not a licensed trade in Victoria - instead verify the tiler works under a licensed waterproofer and never lays tile inside the 72-hour waterproofing cure window; (2) Public liability insurance (minimum $10m) plus AS 3958.1 tile-fixing certification if available (voluntary industry standard); (3) References from 3 completed bathrooms in the last 12 months in the local area.
5-15% above Melbourne median trade rates. Contributing factors: heritage-detail skill premium, tighter site access on established streets, specialist trade selection (heritage plaster, cast iron, leadlight, sympathetic joinery), and premium finish-level expectation on Ashwood projects. Trade rates in Ashwood track closer to inner-Melbourne premium rates than to greenfield growth-corridor rates.
