How to design a split-level home on a sloping block

STEP 1

1. Work with the slope, not against it

The first principle of split-level design is to match the floor levels to the natural slope of the block. A moderate slope of 1 metre over 15 to 20 metres of block length can typically be handled with two or three floor levels, each half or one flight of stairs above or below the next.

This minimises the amount of cut and fill required at site preparation. Cut and fill is expensive: every cubic metre of soil moved has a cost, and imported fill or exported spoil compound this.

The alternative (a fully level slab requiring significant cut on the high side and fill on the low side) is common on volume home builds but often produces the highest site work costs and the largest retaining wall requirements. Split-level design avoids both.

2. Place the stair as the design pivot

On a split-level home, the stair is not a functional afterthought. It is the design pivot around which the whole plan turns. Get it right at concept stage.

A central stair with half-flights connecting the levels is often the strongest arrangement. This puts the stair at the heart of the home, allows short and manageable stair runs, and provides a natural gathering point.

A perimeter stair (against an external wall) allows more room area at the centre of the plan but often produces awkward transitions between levels.

Straight-run stairs suit long narrow plans. Switchback or L-shaped stairs suit more compact plans. The stair type must be chosen early because it drives the geometry of the whole plan.

STEP 3

3. Tune ceiling heights to room use

Split-level design allows different ceiling heights on different levels without complex structural coordination. This can be used to give each room the appropriate character.

Living areas benefit from higher ceilings (2.7 metres to 3 metres) for sense of space and light. Bedrooms are comfortable at 2.4 to 2.55 metres for cosiness and easier heating. Bathrooms can be lower still (2.4 metres) allowing space above for services routing.

Higher ceilings on the ground-floor living zone often become a signature architectural feature. Position them where they can be seen from the entry to give immediate impression on entering the home.

The trade-off is that higher ceilings require slightly more heating and cooling capacity, and structural design becomes marginally more complex. Both are manageable at design stage.

STEP 4

4. Design natural light to travel between levels

Voids and gaps between split levels are a design opportunity. Light travels through them from windows on one level to reach rooms on another.

A void above a lower-level living area, open to an upper-level hallway, allows light from upper-storey windows to reach the lower level. A staircase with open treads or a lightwell above the stair produces the same effect.

These features are much easier to design in at concept stage than to retrofit. Include them from the start.

The trade-off is acoustic transmission between levels. Voids and open stairs carry sound. Consider acoustic treatment (soft finishes, absorbent ceiling materials) if noise sensitivity is a concern.

5. Coordinate structure with the split levels

Split-level structural design requires slightly more coordination than a single-slab design but is well-understood by any competent structural engineer.

Typical structural approach: multiple concrete slabs (or suspended timber floors) at different levels, supported by masonry or steel walls that transition between levels. Retaining walls may be integrated with the structure where the block slope requires.

Waterproofing at the level transitions is a critical detail. Water flowing down the slope during rain must be diverted around the home, not into the lowest slab. This is designed with sub-floor drainage, moisture barriers, and site grading.

Engage the structural engineer from concept design, not from working drawings. Their input on level placement can save significant redesign later.

A well-designed split-level home typically costs less to build than a fully-cut level home on the same sloping block, and delivers better spatial quality. It is often the smart choice, not the expensive one.
