An information-only vetting guide for plasterers working on Reservoir period homes. On any Reservoir home built pre-1940, plaster is usually lime + horsehair on timber lath (interior walls and ceilings) or hard cement plaster on solid brick. Modern plasterboard installers cannot replicate cornice run-in-situ or ceiling rose repair. Ask specifically: "Do you specialise in heritage hard plaster restoration or modern plasterboard?" and verify with photos of previous work.
Not always. Solid hard-plaster walls on brick are usually sound if they are not cracked or drummy. Lime-and-horsehair ceilings often sag and need to be either re-secured (mesh reinforcement + skim) or replaced with plasterboard. A good plasterer will tap-test each ceiling and give you a room-by-room budget.
Approximately 5-10% under Heritage Overlay That means most external work (extensions, window relocations, front-elevation changes, roof-form changes) triggers a Planning Permit before Building Permit. Internal-only work often only needs a Building Permit. Check Darebin City Council's heritage assessment guidance or a title search on VicPlan (mapshare.vic.gov.au) before you commission drawings.
Three checks: (1) Plastering is not a licensed trade in Victoria - instead verify Australian Wall & Ceiling Association (AWCI) membership at awci.org.au or HIA membership; (2) Public liability insurance (minimum $10m); (3) References from 3 completed jobs in the last 12 months - and if you have heritage cornice/ceiling rose repair, insist on before-and-after photos of prior heritage restoration work.
5-15% above Melbourne median trade rates. Contributing factors: heritage-detail skill premium, tighter site access on established streets, specialist trade selection (heritage plaster, cast iron, leadlight, sympathetic joinery), and premium finish-level expectation on Reservoir projects. Trade rates in Reservoir track closer to inner-Melbourne premium rates than to greenfield growth-corridor rates.
