House and Land Under $700K in Adelaide

The realistic entry point for a new home in Adelaide

Under $700,000 is where the Adelaide house and land market genuinely starts. At this budget, you can get a complete package including land, construction, and the essentials you need to move in. The most affordable areas in the northern and southern growth corridors have entry-level packages starting from around $650,000, so at $700K you have some room to choose a better block, a larger design, or some upgrades.

What this budget typically gets you

  • 3-4 bedroom single storey home in a growth area
  • Around 150-200 square metres of living space
  • Double garage in most cases
  • Base-to-mid level builder specification
  • Block sizes typically 350-450 square metres
  • A choice of suburbs across the north, south, or Hills fringe

What you probably will not get

  • Premium finishes throughout (stone benchtops and upgraded flooring still likely extra)
  • Locations close to the CBD or in established suburbs
  • Full landscaping and complete turnkey in most cases
  • Double storey designs (possible but tight at this budget)

Where to look at this budget

Northern growth corridor

Suburbs: Two Wells, Angle Vale, Munno Para

The most options at this price point. Multiple builders actively competing for business here.

Southern Adelaide

Suburbs: Aldinga, Hackham, Morphett Vale

Coastal proximity and a different lifestyle to the north. Achievable at this budget.

Adelaide Hills fringe

Suburbs: Mount Barker, Nairne

Larger blocks and a Hills lifestyle. Entry-level packages available at this range.

Gawler and surrounds

Suburbs: Gawler, Hewett, Roseworthy

Small-town feel with improving infrastructure and the electrified train line.

Reality check

This budget is realistic for a complete package, but you still need to factor in the extras that are not always included in the headline price. Site costs, fencing, a driveway, and basic landscaping will add to the total. Keep a buffer of $20,000-$30,000 above the advertised price.

Tips for this budget

1

At this budget you have options. Compare at least 3 builders on the same brief before deciding.

2

Check what turnkey actually means with each builder. The definition varies.

3

If you are a first home buyer, you qualify for over $30,000 in combined FHOG and stamp duty savings.

4

Visit display homes in your target area but remember that what you see is not base specification.

5

A building advisor can help you negotiate better inclusions and identify where builders are padding margins.
