House and Land Under $600K in Adelaide

Close to the entry point but worth understanding the gap

At under $600,000, you are getting closer to the realistic entry point for house and land in Adelaide, but you are still a bit short of where complete packages start. The current market puts entry-level packages at around $650,000 in the most affordable growth areas. The good news is that the gap between $600K and a complete package is smaller than you might think, especially when you factor in grants and lending options.

What this budget typically gets you

  • Very close to a complete entry-level package in the most affordable areas
  • With the FHOG ($15,000) and stamp duty exemption, you effectively close the gap
  • Strong position for a construction loan to cover the remaining amount
  • Good options if you already have land or equity in another property

What you probably will not get

  • A fully loaded package with all the upgrades and extras at this price
  • Options in mid-ring or established suburbs
  • Much flexibility on block size or home design at the very bottom of the range

Where to look at this budget

Northern growth corridor

Suburbs: Two Wells, Angle Vale, Munno Para

At $600K with grants and a small construction loan top-up, you are in the range for entry-level packages here.

Southern Adelaide

Suburbs: Aldinga, Hackham

Similar land costs to the north with a different lifestyle. Close to achievable at this budget with assistance.

Gawler area

Suburbs: Gawler, Hewett, Roseworthy

Growing area with competitive options. Your budget gets you close to complete packages here.

Reality check

At $600K you are realistically only $50K-$100K short of a complete entry-level package. For first home buyers, the FHOG ($15,000) and stamp duty exemption ($20,000+) close a big chunk of that gap. A modest construction loan or family assistance could cover the rest. This is not an unrealistic position to be in.

Tips for this budget

1

You are closer than you think. With grants and a small loan, complete packages become accessible.

2

Focus on the northern and outer southern suburbs where the entry point is lowest.

3

Talk to a broker about bridging the gap. Many lenders are comfortable with small top-up construction loans.

4

Do not compromise on builder quality just to squeeze into a lower price. A slightly higher total with a better builder saves you money long term.
