Granny flat pricing in Adelaide is one of the least transparent building categories. Advertised prices routinely exclude site cost, service connections, driveway access and council fees. This page breaks the real all-in cost down by size, spec and site, and calls out the specific line items where quotes diverge by $30k-$60k on the same nominal build.

All-in cost by size (turn-key, Adelaide 2026)

These are turn-key figures assuming a flat metro site, standard finishes and typical service connections. Add 15-30% for hills sites, heritage overlays or premium finishes.

  • Studio (25-35m²) — $85,000-$130,000
  • 1-bedroom (40-50m²) — $120,000-$180,000
  • 2-bedroom (55-70m²) — $180,000-$260,000
  • 2-bedroom + separate laundry (70m² max) — $220,000-$290,000
  • Adaptable / accessible design premium — add $15,000-$35,000

The four hidden cost drivers

Every Adelaide granny flat quote hides these four line items in different ways. Get them all itemised before signing.

  • Site works — reactive clay in Modbury/Salisbury adds $8k-$18k for deeper piering; sloping Hills lots add $12k-$30k for retaining and split-level foundations
  • Service connections — water, sewer, power and stormwater from the main dwelling to the granny flat cost $6k-$15k; longer runs (rear-of-lot builds) push to $18k-$25k
  • Heritage / character overlay design — Prospect, Burnside, Charles Sturt inner suburbs routinely add $8k-$20k for streetscape-compliant design and heritage impact statements
  • Driveway or vehicle access — many SA councils require a separate driveway or defined parking for the ancillary dwelling; add $4k-$12k for a compliant concrete or pavior driveway

Modular vs on-site build

Modular granny flats (built in a factory, craned into place) run 12-25% cheaper and 30-50% faster on-site than traditional on-site builds. Trade-offs: limited design flexibility, standard finishes only, and access constraints for tight blocks or narrow driveways. On-site builds win on flexibility and heritage-area compliance; modular wins on speed and cost.

What "turn-key" means (and doesn't)

Real turn-key = fully liveable: kitchen, bathroom, floor coverings, blinds, driveway, landscaping, letterbox, service connections, Certificate of Occupancy. Half the market quotes "fixed price" but excludes 3-4 of those items. Always ask each builder to include the full inclusions PDF and cross-check line-by-line before comparing quotes.

Frequently asked questions

A studio-format modular kit on a flat metro block with standard finishes: $85,000-$110,000 turn-key. Anything advertised below $80k almost always excludes site cost, service connections or council fees — expect the real all-in to land 30-40% higher.
