Duplex zoning is not universal in Adelaide. Charles Sturt, Playford, Salisbury and Onkaparinga have wider duplex-friendly zoning; established inner suburbs often do not. Check the block's zoning and minimum-lot-size rules before contract exchange.
Torrens title (subdivided into two separate lots) is easier to sell, easier to finance, and worth more per unit. Community title is cheaper to establish. Talk to a property lawyer before design. This one decision moves your sale price by 10-15% per unit.
Mirror-image duplex is the cheapest to build (shared services, shared plans). Non-mirror layouts (unit A three-bed, unit B two-bed) can suit certain markets better. Match the layout to the target buyer/tenant, not just to construction efficiency.
The shared party wall must meet acoustic and fire separation standards (typically FRL 60/60/60 and Rw 50 minimum). This is not a "double gyprock" job. Get the party wall detail signed off by the certifier at concept stage.

Duplex approvals often stumble on streetscape assessment (does this fit the character of the street?), driveway placement (can both cars enter/exit safely?), and setback interpretation. A planning consultant ($1,500-$3,500) is nearly always worth it up front.
