STEP 1

1. Fire separation requirements

The NCC 2025 requires a fire-resistance level between the two dwellings in a duplex. The specific requirement depends on the building classification and the storey count.

For most residential duplexes, a Fire Resistance Level of at least 60/60/60 (60 minutes structural adequacy, 60 minutes integrity, 60 minutes insulation) is typical. Higher requirements apply for larger multi-storey duplexes.

NCC 2025 sets minimum acoustic ratings for party walls. The specifics are technical but the practical outcome is that walls at the minimum standard often still transmit voices, music and impact noise noticeably.

For a genuinely quiet duplex, exceed the minimum standard. Use a wider cavity between the two independent stud walls (typically 40 to 60mm), heavier plasterboard (13mm or double 10mm), and mineral wool insulation of higher density and higher acoustic rating.

Impact noise (footsteps, doors closing) is particularly hard to control. Floor and ceiling junctions to the party wall must be resiliently isolated: no direct contact between the floor structure of one dwelling and the floor structure of the other.

For upstairs bedrooms adjoining across a party wall, consider offset placement (avoiding directly-adjacent bedroom walls) at design stage.

3. Structural approach: independent or shared

Two structural approaches for duplex party walls exist. Independent structural walls (two full stud walls with a cavity between) allow each dwelling to have its own structural system. Shared structural wall (one masonry or engineered wall carrying loads from both dwellings) is more compact.

Independent structural walls are the mainstream choice for modern Adelaide duplexes. They provide the best acoustic separation, allow each dwelling to settle independently, and simplify the building consent for two separate titles.

Shared structural walls are more common in older attached houses and in some modern semi-detached designs. They can achieve good structural efficiency but require more careful design coordination and can transmit noise between dwellings.

STEP 4

4. Services routing on both sides

Services must be routed within each dwelling and generally not cross the party wall. This affects the layout of kitchens, bathrooms and laundries.

Wet areas (kitchens, bathrooms, laundries) can be positioned against the party wall on both sides. This is often efficient because the two dwellings can share a vertical services chase running up through both bathrooms, with each dwelling using only its own side.

Electrical circuits should be fully independent between dwellings. Two separate switchboards, two separate SA Power Networks meters (subject to network approval), and no shared circuits.

Communications services (NBN, phone) can be shared at the street connection but should be independent within each dwelling. Individual NBN termination in each dwelling is the mainstream approach.

STEP 5

5. Finishes and future modifications

Party wall finishes on each side are the responsibility of each dwelling. Standard plasterboard, paint and skirting apply as in any internal wall.

Any future modification to the party wall (mounting shelves, running services, cutting for doorways) must be done carefully to preserve fire and acoustic performance. Consumers should be told at handover that the party wall has restrictions that internal walls do not.

Fixings into the party wall should use short screws that do not penetrate through to the cavity. Heavier fixings (kitchen cabinets, wall-mounted TVs) may require specific advice to preserve wall performance.
