The 10-step framework

  1. STEP 1

    Decide new build vs retirement village vs off-the-plan apartment

    Each has completely different financial, legal and lifestyle implications. A new build gives full control but takes longer than the other two paths, and how long depends on the builder, the block, and how quickly your council approves plans. Retirement villages transfer part of your capital gains through DMF clauses. Off-the-plan locks you in years before delivery. Get clear on which path you actually want before you start looking.

  2. STEP 2

    Prioritise single-storey unless mobility is guaranteed for 20 years

    The number one downsizer regret is buying two-storey after age 60 and losing the second storey to knees, hips or a fall. Design for the person you will be at 75, not the person you are today. Even bedrooms on the ground floor with a study upstairs beats the reverse.

  3. STEP 3

    Design for future accessibility now, not as a retrofit

    Wider doorways (900mm+), step-free showers, reinforced walls in wet areas for future grab rails, lever taps, non-slip tiles. All are $300 to $2,000 extras at build stage; $20,000+ retrofits later. Livable Housing Australia silver standard adds negligible cost when built in from concept.

  4. STEP 4

    Right-size the block, not just the house

    The classic downsizer mistake is buying a 500 square metre block "for the garden" and finding gardening becomes a burden at 72. Blocks under 300 square metres, or courtyard-style zero-lot-line homes, are often the sweet spot. Match block size to how much outdoor upkeep you genuinely want in 15 years.

  5. STEP 5

    Understand the tax implications before you sign

    Downsizer contributions to superannuation ($300k for singles, $600k for couples) have specific eligibility rules. Selling the family home may or may not trigger capital gains depending on your circumstances. Get an accountant AND a financial adviser to sign off on the sale-and-buy strategy before contract exchange.

  6. STEP 6

    Location trumps size - stay close to healthcare, family, friends

    The best downsizer outcomes we see happen when the new build is within 15 minutes of adult children, treating GPs, and existing social networks. Moving 40 minutes away to save $100k on land is a common regret. Draw a 15-minute radius around your existing anchors first, then look at builds inside it.

  7. STEP 7

    Storage and belongings - plan the downsize alongside the build

    People underestimate how much they need to reduce belongings when moving from a 4-bed family home to a 2-bed downsizer. Start the sort-and-sell process 12 months before handover. Kids taking heirlooms takes weeks of coordination. Storage during the move-out to move-in gap adds $400 to $1,500 per month.

  8. STEP 8

    Match the builder to the downsizer market

    Not every volume builder does downsizer designs well. Look for builders with dedicated smaller-footprint ranges (typically 140 to 220 square metres), single-storey inclusions, and case studies with over-55 clients. Ask to see 3+ completed downsizer builds handed over in the last 24 months.

  9. STEP 9

    Insist on 6+ star energy efficiency as a health issue, not just cost

    At 65+, temperature regulation matters more. A cold, draughty home is a genuine health risk. Push for NatHERS 7-star as a minimum: excellent insulation, double-glazed windows, ducted reverse-cycle AC with zoning. The energy bill savings are a bonus; the comfort is the real win.

  10. STEP 10

    Get the paperwork and contract right for your stage of life

    Enduring power of attorney, updated will, joint tenants vs tenants in common, aged care access provisions. All should be sorted BEFORE contract exchange, not after. Get a solicitor and a financial adviser working together, and involve at least one adult child in the paperwork discussion.
