STEP 1

1. Build to Livable Housing Australia Silver as a baseline

The Livable Housing Australia design guidelines set out three tiers of universal accessibility: Silver, Gold and Platinum. Silver is the baseline that adds negligible cost at build stage but transforms the usability of the home for older residents. It should be non-negotiable for any downsizer build.

Silver level requires a step-free path from the street to the front door; a step-free entry into the home; wider door openings on the accessible path (typically 850mm to 900mm clear opening); a ground-floor toilet, bathroom and sleeping area; and reinforced walls in the main bathroom for future grab rail installation.

None of these are expensive at design stage. Retrofitting them later is significantly more expensive and rarely as clean. Ask the builder to confirm Silver compliance in writing as part of the contract.

STEP 2

2. Nail the wet-area detailing

Falls in the bathroom are the leading cause of serious injury in Australians over 65. The wet-area detailing on a downsizer home is the highest-leverage safety investment in the whole design.

Six specific details matter. First, a step-free shower with a linear drain and a maximum 20mm threshold. Second, a shower floor tile with a slip rating of P4 or P5 (not P2 or P3 which are standard on many project builds). Third, reinforced walls behind the shower and toilet for future grab rails; this is a nogging or plywood layer added during framing at almost zero cost. Fourth, a shower head with a fixed handle and a slide bar so the height is adjustable. Fifth, a mixer tap with a lever handle rather than a knob. Sixth, an alcove seat inside the shower, or space for a portable shower stool.

Include these in the specification at concept stage. If the builder pushes back on the reinforced wall provision or the P5 tile, that is a red flag. These are inexpensive standard practice items for downsizer specialists.

STEP 3

3. Design kitchen ergonomics for a seated user

A well-designed downsizer kitchen works for a standing user at 65 and a seated user at 85. This is not a retrofit; it is a design decision.

Provide a section of bench at 720mm height that has knee clearance underneath. This allows a seated user to work at that section. The rest of the kitchen can be standard 900mm height for standing use.

Choose an induction cooktop rather than gas. Induction is safer (no naked flame), easier to clean, and safer for cognitive decline scenarios (auto-shutoff, no residual heat once the pan is removed). Position the cooktop on a bench section that can be worked at either standing or seated.

Include a lever-tap mixer at the sink, a single-handle activated tap or a proximity sensor tap. Twist knobs become difficult for arthritic hands. Choose full-extension soft-close drawers rather than cupboards; they are dramatically easier to access than reaching to the back of a cupboard.

STEP 4

4. Get the light levels right for older eyes

The lens of the human eye yellows and clouds progressively with age. A 75-year-old typically needs three times the ambient light of a 25-year-old to see the same detail. Standard residential lighting design does not account for this.

Design lighting layers deliberately. General ambient light from recessed downlights should be significantly brighter than a typical home (aim for 200 to 300 lux in main living spaces, versus 100 to 150 in typical residential). Task lighting at the kitchen bench, the reading chair, the bathroom mirror and the bedside must be independently switched and independently dimmable.

Choose warm-white LED colour temperature (around 2700K to 3000K) rather than cool white. Cool white light is harsh on older eyes and reduces contrast in the visual field. Add night-lights in the corridor and bathroom on motion sensors; these prevent falls during night-time bathroom trips.

Ask the builder to include occupational therapist consultation as part of the concept design. Fees are modest, and the improvements to daily usability at 80 and beyond are significant.

5. Plan for future assistance without designing a hospital

The final principle is future-proofing without over-engineering. The home should look and feel like a beautiful family home, not a medical facility. The accessibility features should be quietly integrated.

Include a level-entry front door with a small covered porch. Position the master bedroom on the accessible path with an en suite on the same accessible path. Provide a linen cupboard and a hallway that can accommodate a walker or wheelchair without feeling like a corridor.

Wire the home for future assistance technology at build stage. A category 6 data cable to a central hub, capacity for future remote monitoring devices, structured wiring behind key wall locations for future call buttons or panic alarms. None of these are visible in daily use but they mean the home can absorb assistance technology when it is needed, without another round of renovation.

The final decision to consider now is whether to include capacity for a future carer suite or granny flat. Even leaving room on the block for a future 40 to 60 square metre annex can preserve the option of aged-in-place living with family or professional care support.
