When to book each inspection in a Melbourne build

A responsible Melbourne buyer books independent inspections at four moments: pre-slab (before the concrete pour), pre-plaster (before internal linings go up), pre-handover (Practical Completion Inspection, PCI), and post-handover (typically at the 3 or 6-month mark to identify defects still under builder warranty).

The pre-slab inspection is the most valuable of the four because everything below the slab is buried forever. Pre-plaster is second most valuable because framing defects hidden behind plaster are the most expensive to rectify. PCI is where you learn to say "no" to accepting a home before it is actually ready.

How to verify a Melbourne building inspector

Under the Building Act 1993 (Victoria), a person carrying out building inspections in Victoria must hold VBA registration in the appropriate Building Inspector class. The VBA runs a free public register; search by name or business and confirm the registration is current before booking.

Ask for the registration number in writing before you pay a deposit. A responsible Melbourne inspector will volunteer it in their first email; a bad one will fudge or use vague credentials ("qualified", "certified", "trained") without a VBA registration to point at.

What a good Melbourne inspection report contains

A useful report runs to 20-50 pages, with photos of every defect keyed to plans or rooms, plain-English descriptions, and a categorisation of severity (safety, warranty, cosmetic). It cites the specific Victorian standard or code clause where a defect breaches it. It has the inspector's full name, VBA registration number and signature on every page.

Can I use my builder's inspector?+
