- Ask about specialist trade roster - heritage plaster, leadlight, cast iron, slate roof, sympathetic joinery need dedicated tradespeople
- Ask about materials sourcing - reclaimed timber flooring, sympathetic brick, salvaged stained glass
- Ask about the two-stage design process (heritage impact statement -> Planning Permit -> Contract Documentation) - a 6-12 month front-end is typical
- Verify current VBA registration and category on the public register at vba.vic.gov.au/practitioners/register
- Verify no active or recent disciplinary decisions on the VBA disciplinary decisions list
- Confirm Domestic Building Insurance (DBI) will be issued in the builder's name for your contract price under VMIA (all residential work over $16,000)
- Search the ABN on abr.business.gov.au - name, GST status, date of registration
- Confirm the entity is not under external administration on the ASIC register
The heritage two-stage design process
Heritage renovations run a distinct two-stage design process. Stage 1: Heritage Impact Statement + concept design + Planning Permit (typically 6-12 months, involves heritage consultant, council heritage officer, possibly Heritage Victoria for state-listed places). Stage 2: Contract Documentation + Building Permit + tender + construction (typically 12-18 months). A generalist builder without heritage experience will struggle at both stages.

Most local heritage sits under council HO administered by the council heritage officer. VHR listing triggers a separate approval pathway with Heritage Victoria alongside council.
Can I extend a heritage-listed home?+
Usually yes at the rear, subject to a favourable Heritage Impact Statement. The front elevation and roof form are almost always required to be preserved. Contemporary rear additions with sympathetic materials are increasingly common and often approved.
Do heritage renovations qualify for DBI?+
