What council approvals do I need to build in Preston?

Every new build in Victoria needs a building permit from a registered private building surveyor (2-6 weeks). If the design is not code-compliant, sits on a Heritage or Neighbourhood Character Overlay, or requires a Rescode variation, you also need a planning permit from your council. Check overlays via VicPlan (mapshare.vic.gov.au) before you sign anything.

Is Preston covered by Domestic Building Insurance (DBI)?

Yes - every Victorian domestic build over $16,000 must carry Domestic Building Insurance (DBI) via VMIA. Ask your builder for the job-specific DBI certificate BEFORE paying a deposit. DBI covers you up to $300,000 if the builder dies, disappears, becomes insolvent or is deregistered. Confirm the builder is on the VBA public register (register.vba.vic.gov.au).
