Melbourne's house and land market is concentrated in the western, northern and south-eastern growth corridors - Wyndham (Tarneit, Wyndham Vale), Melton (Fraser Rise, Rockbank), Hume (Mickleham, Sunbury), Casey (Clyde North) and Whittlesea (Wollert). These are the live packages we track across greater Melbourne right now.

The growth corridors are shaped by rail. The Regional Rail Link serves the west through Tarneit and Wyndham Vale stations; the Sunbury metro line runs north-west through Diggers Rest and Sunbury; the Mernda extension and the Craigieburn line serve the north through Wollert and Mickleham; and the Cranbourne line anchors the south-east near Clyde North. The Western, Hume and Monash freeways carry the road commute. When you compare estates, check the real walking distance to a station and how far the estate is through its build-out, not just the straight-line distance to the CBD.
Master-planned estates in Wyndham, Melton, Hume and Casey are delivered with their own government primary schools, childcare and community centres, and several established and low-fee independent colleges sit across the corridors. Because estates mature over years, a lot that looks isolated on release often has a school and town centre planned within walking distance - ask the developer for the staging plan and the education and retail commitments before you choose your block.
Melbourne's outer growth areas are among the fastest-growing in Australia, with Wyndham, Melton, Hume, Casey and Whittlesea absorbing much of the new-home demand. That scale means strong builder competition and design choice, but also means amenity arrives in stages. Early-release lots offer the widest pick of orientation and facade; later stages trade some choice for a more built-out neighbourhood from day one.
