How to build on acreage in the Adelaide region

The 10-step framework

  1. STEP 1

    Choose the home position on the block deliberately

    On acreage, home position is one of the most consequential design decisions. Factors: solar orientation (typically north-facing living areas), view lines, access from the road, distance from bushfire vegetation, wind exposure, and proximity to septic and water infrastructure. Walk the block at different times of day before finalising position.

  2. STEP 2

    Get the driveway right first time

    Acreage driveways are often 100 to 500 metres long and must be constructed to carry construction traffic (concrete trucks, timber deliveries, cranes). Standard practice: gravel base with topcoat, culverts where drainage crosses, passing bays every 100 metres for two-way access. Do the driveway before construction starts.

  3. STEP 3

    Confirm services access and cost

    Grid electricity connection charges scale with distance from the nearest supply. Long connection runs can cost tens of thousands of dollars. Consider whether off-grid solar and battery makes more sense financially. Same principle applies to reticulated water where available.

  4. STEP 4

    Plan large-scale water storage

    Acreage households often need 150,000 to 300,000 litres of rainwater storage for household use plus separate storage for firefighting and irrigation. Tank sizing depends on roof catchment area and household consumption. Include tank access for the CFS if in a bushfire-prone area.

  5. STEP 5

    Design the waste treatment system

    Rural blocks require on-site waste treatment: septic tanks, aerated treatment systems (ATS), or in some areas worm-based systems. Sizing depends on household occupancy. Ongoing maintenance requirements vary; ATS need annual pumping and quarterly service checks.

  6. STEP 6

    Understand the vegetation management obligation

    Acreage blocks in bushfire-prone areas require ongoing vegetation management for defendable space. This is a real annual workload: mowing, pruning, canopy separation, leaf litter removal. Budget the time or the contractor cost from the start.

  7. STEP 7

    Plan for equipment storage

    Acreage typically requires ride-on mower, chainsaw, small tractor, generator, water pump, and other equipment. Design a workshop or large shed at the same time as the main dwelling. Include power, water and sometimes a small toilet or wash bay.

  8. STEP 8

    Consider access for extended family or workers

    Acreage blocks often accommodate family visits, farm workers, or paying guests. Design flexibility from the start: guest wing, granny flat, separate accommodation cottage. Adding these later is far more expensive than including them from concept.

  9. STEP 9

    Understand the resale profile

    Acreage properties have narrower buyer pools than suburban homes. Resale can be slower, particularly during downturns. Design homes that would appeal to a broad rural-lifestyle buyer, not just your specific interests.

  10. STEP 10

    Confirm the builder handles rural sites

    Some Adelaide builders will not take on rural sites due to logistics complexity. Others specialise. Confirm the builder has completed at least 3 acreage builds in the last 24 months, with contact details for previous clients. Rural builds are not simply metro builds on a bigger block.
