When should I lock in my build price?

Short answer

Lock the build price in your building contract before signing - that's your fixed price commitment. Base prices from builder marketing are typically only "protected" (i.e. held) for 90-180 days after tender. Any delay past that window can trigger a price increase clause. Ask your builder for their tender-to-contract cooling window in writing.
