What is a house and land package?
Short answer
A house and land package bundles a specific block of land with a specific builder's home design into a single contract structure, priced together. You lock in the land price and the build price at the same time, then contract with the builder for the build and settle on the land separately. Common in Adelaide growth corridors, quicker to start than buying land and choosing a builder separately.
The longer answer
House and land packages are marketed jointly by a builder (or a builder-developer partnership) but sit on two contracts: a land contract (with the developer) and a building contract (with the builder). You pay a deposit to hold the land, a deposit to the builder, then progress payments during the build.
They're popular because they remove one big decision (which builder), give a fixed inclusions list, and often carry promotional site-cost caps. The trade-off: you're locked to the builder's designs and the estate's design guidelines, and the land you see today may not be titled yet.
