We get asked about house and land packages under $400,000 regularly, so it is worth being upfront. In the current Adelaide market, a complete house and land package under $400,000 is not realistically available. Land prices and construction costs have both increased significantly, and the entry point for a finished new home and land in Adelaide is now around the $650,000 mark. But that does not mean this budget is useless. Here is what you can do with it.

Where to look at this budget

Land only in the northern corridor

Suburbs: Two Wells, Virginia, Munno Para West

Land in these areas can be found at the lower end of the market. Budget the remainder toward construction separately.

Land only in outer north

Suburbs: Andrews Farm, Davoren Park

Some of the most affordable land in metro Adelaide. You would need additional financing for the build.

Consider a larger budget

Suburbs: Multiple areas

With a construction loan and the FHOG, you may be able to stretch toward a complete package in the $650K-$700K range.

Reality check

The market has moved. What was achievable three or four years ago at this price point is no longer available. If $400,000 is your absolute maximum, the best approach is to speak with a mortgage broker about your borrowing capacity. Many first home buyers with $400K in savings or equity can actually afford a much higher total package when factoring in lending, grants, and stamp duty savings.
