Start with how you want to live, then let the plan follow.
A new home is the one build where almost nothing is fixed yet, so the design conversation should start with daily life rather than square metres. Talk about how light moves through the block, where the family lands at the end of the day, and which rooms you actually use before you talk about inclusions.
On a blank block, living areas facing north do more for comfort and running costs than any upgrade. Fix the sun before you fix the floor plan.
Put budget into the kitchen, the main bathroom and the floor underfoot. These are the surfaces you feel every day, so they earn the money first.
Design for who lives here next, not just today. A study that becomes a bedroom, or a living zone that can close off, keeps the home working as life changes.
Render, brick and cladding read very differently from the street. Choose the look early so the roofline, windows and entry are designed together.
