The design principles that make it work

  • Every child has “their” room — even step-kids who only visit every second weekend. A shared spare room is the number-one blended-family regret.
  • Two full bathrooms minimum, three if you have 4+ kids in the mix.
  • Two living areas — one adult, one kid/teen. Non-negotiable.
  • Separate zones for teen bedrooms — ideally with their own bathroom, at the opposite end of the house to the master.
  • A big enough dining table — 10 seats, not 6.
  • A dedicated homework / study zone that is not the kitchen bench.
  • Generous entry storage — two families’ worth of shoes, bags, sports gear.

How many bedrooms do you actually need?

The honest answer: enough for every child to have their own room during their week with you, even if that means some rooms are empty half the time.

  • 2 adults + 2 kids each side = 5-bedroom home minimum (master + 4).
  • Add a guest room / study if you host visiting family, work from home, or expect a baby.
  • Consider a granny-flat-style attached wing for older teens or step-kids in their twenties.

Real Adelaide numbers (2026)

New 5-bedroom, 3-bathroom family home (280 – 340 sqm): $780,000 – $1.25M build cost, single-storey.

Two-storey 5+ bedroom family home: $860,000 – $1.45M build cost.

Extend an existing 3-bed to a 5-bed blended-family layout: $340,000 – $620,000 depending on scope and character overlays.

Add a separate self-contained wing / dependent-persons unit for a teenager or step-kid: $180,000 – $340,000.

Common blended-family mistakes

  • Making step-kids share a room with new siblings before they are ready.
  • Building only one living area to save $40k — then never being able to close a door on kid noise.
  • Skimping on the second bathroom and creating morning battles.
  • Choosing a suburb that works for one side of the family but not the other (school runs, ex-partner logistics, sport commitments).
  • Forgetting the master needs to be an actual sanctuary — solid door, ensuite, ideally at the opposite end.
