Under section 7 of the Land and Business (Sale and Conveyancing) Act 1994 (SA), the vendor must give you a completed Form 1 disclosing mortgages, encumbrances, council and water information, land tax, zoning and cooling-off rights. It must be served no later than 10 clear days before settlement. Request a copy directly from the listing agent before signing any contract.
