Structural Engineers in Melbourne

Melbourne's reactive clay soils make footing and slab design a bigger deal here than in many cities. The structural engineer turns your soil report into a footing system that will not crack your house, and it is a major line in your site costs.

Why soil drives everything in Melbourne

Large parts of Melbourne, especially the western and northern growth corridors, sit on highly reactive clay that swells and shrinks with moisture. Your geotechnical soil report gives the site a classification (from stable A through reactive M, H1, H2 to problem P sites) under AS 2870, and the more reactive the site, the heavier and costlier the footing system.

The structural engineer reads that report and designs a slab or footing that will handle the ground movement, which is why two identical house plans can have very different slab costs on different blocks.

What the engineer designs

Beyond the slab, the engineer designs retaining walls, steel beams for open-plan and upper-floor spans, and any special structural elements for sloping or difficult blocks. Their documentation is part of what your building surveyor needs for the building permit.

On a knockdown-rebuild or a sloping corridor block, engaging the engineer early (alongside the soil test and survey) means the design accounts for the real ground conditions instead of being reworked after the quote.

Registration and what to check

Victoria operates professional engineer registration (administered through the state's building and plumbing regulator), so for engineering work in the structural area of practice, confirm your engineer is registered and carries professional indemnity insurance.

Ask for a fixed fee covering footing design, any retaining and steel, and the certification your building surveyor requires. BuildPilot does not provide engineering; we help you find a registered structural engineer.

How to determine which house design will fit on your block

In this episode, we provide a quick guide to help you work out if a house design will fit on your block. We explain front setbacks, side setbacks and how to work out your backyard length, along with an insight into the different codes in Victoria and how different setbacks apply based on your lot size.

Frequently asked

Why are footings so expensive in parts of Melbourne?+

Much of Melbourne sits on reactive clay that moves with moisture. The soil report classifies the site under AS 2870, and more reactive sites (M, H1, H2, P) need heavier, costlier footing systems. That is why the same plan can have very different slab costs block to block.

What is a site classification?+

A rating from the geotechnical soil report describing how much the ground is expected to move, from stable Class A through reactive M, H1 and H2 to problem Class P. The structural engineer designs your footings to suit it.

When do I need the structural engineer?+

After the soil test and survey and before the building permit, so the footing and structural design matches the real ground conditions. Early engagement on sloping or reactive blocks avoids costly redesign.

Do structural engineers need to be registered in Victoria?+

Victoria has professional engineer registration covering the structural area of practice. Confirm your engineer is registered and carries professional indemnity insurance before engaging them.

Six questions that save the most money

  1. 1
Is your VBA registration current, and what class?

DB-U for unlimited domestic work. Check it on the VBA register and the disciplinary register.

  2. 2
Show me the Domestic Building Insurance certificate for my job.

DBI is mandatory before more than a 5% deposit. No certificate, no deposit.

  3. 3
What soil class is my block and is the slab priced for it?

Basalt clay in the west is Class H to E. A "standard" site allowance is a variation waiting to happen.

  4. 4
Is the site-cost allowance fixed or provisional?

Provisional means you pay the difference. Ask for it fixed after the soil test and survey.

  5. 5
Is the house all-electric, and what is the induction and heat-pump spec?

No new gas connections in Victoria since 2024.

  6. 6
Which benchtop material replaces engineered stone?

Banned since July 2024. Porcelain, natural stone or laminate.
