Quantity Surveyors in Melbourne
A quantity surveyor is the independent cost expert on a build. They tell you what a project should really cost, whether a tender stacks up, and whether a progress claim is fair, and later, what you can depreciate.

What a quantity surveyor does on a build
Before you commit, a quantity surveyor can prepare an independent cost estimate so you know whether your budget is realistic for the home you want in the current Melbourne market. That is a reality check your builder's quote alone cannot give you.
They also review tenders and contracts line by line, identify where allowances and provisional sums are likely to blow out, and assess builder progress claims during construction so you only pay for work genuinely completed.
Depreciation schedules for investors
If you build or buy a new investment property, a quantity surveyor prepares a tax depreciation schedule that lets you claim capital works and plant-and-equipment deductions correctly under ATO rules. On a new build these deductions are usually at their highest.
The schedule is a one-off cost that is itself deductible and typically pays for itself many times over in the first year, which is why investors engage a QS as standard.
When the fee is worth it
A QS earns their fee on larger, custom or cost-plus builds, on renovations with uncertain scope, and whenever you want an independent check before signing. On a simple fixed-price volume home the value is smaller but a tender review can still catch costly gaps.
Look for membership of the Australian Institute of Quantity Surveyors and relevant Melbourne residential experience. BuildPilot does not provide QS services; we help you find an experienced one.

What does a quantity surveyor actually do?+
They are the independent cost experts: estimating what a build should cost, reviewing tenders and contracts, assessing progress claims during construction, and preparing tax depreciation schedules for investment properties.
Do I need a quantity surveyor for a fixed-price home?+
Not essential, but a tender or contract review can still catch under-allowed provisional sums and gaps. A QS adds the most value on custom, cost-plus or large builds and renovations with uncertain scope.
What is a tax depreciation schedule?+
A QS-prepared report that lets a property investor claim capital works and plant-and-equipment deductions under ATO rules. On a new build the deductions are usually highest, and the schedule itself is a deductible one-off cost.
How do I choose a quantity surveyor in Melbourne?+
Look for Australian Institute of Quantity Surveyors membership, residential experience in the Melbourne market, and a clear scope and fixed fee for the specific service you need, whether an estimate, tender review or depreciation schedule.
