Designer vs architect in Victoria

A building designer prepares the concept, working drawings and documentation your builder and building surveyor need, usually at a lower fee than a registered architect. For a straightforward new home, knockdown-rebuild or extension in Melbourne, a designer often delivers the same practical outcome for less.

Architects carry a protected title and registration through the Architects Registration Board of Victoria, and tend to suit complex, bespoke or heavily site-constrained projects. Designers compete hard on volume and project homes, smaller custom builds and renovations where buildability and value matter more than a signature design.

Registration and what to check

Since Victoria introduced building practitioner registration for building designers, many practising designers hold VBA registration as a building design practitioner (architectural). Ask whether your designer is registered, see their category, and confirm professional indemnity insurance before you engage them.

Many Melbourne designers are also BDAV members, which signals a code of practice and CPD. Membership is not a substitute for registration or insurance, so check all three.

What you should get for the fee

A clear scope covers concept design, design development, town-planning documentation if a planning permit is needed, and the working drawings for the building permit. Confirm how many concept revisions are included and whether engineering, energy rating and surveying are coordinated by the designer or arranged by you.

The biggest value is a plan that is both liveable and buildable on your actual block, with orientation, site costs and a 7-star NatHERS outcome considered from the first sketch rather than fixed later at extra cost.

Frequently asked

Do I need a building designer or an architect in Melbourne?+

For a standard new home, knockdown-rebuild or extension, a building designer usually covers everything you need at a lower fee. An architect is worth it for complex, bespoke or difficult-site projects. Both can take you from concept to a permit-ready set of drawings.

Do building designers need to be registered in Victoria?+

Victoria has introduced building practitioner registration for building designers through the VBA (building design practitioner categories). Ask your designer whether they are registered, what category they hold, and confirm they carry current professional indemnity insurance.

How much do building designers charge in Melbourne?+

Fees commonly run from around 5% to 12% of build cost depending on scope and complexity, charged as stages (concept, planning, working drawings) or a fixed fee. Always get the scope in writing, including how many revisions and what consultants are coordinated.

Can a building designer handle my town planning permit?+

Yes. Most Melbourne designers prepare the planning documentation and can lodge or coordinate the planning permit application with your council, then produce the building-permit drawings once planning is approved. For tricky overlays a town planner may be brought in.

Six questions that save the most money

  1. 1
Is your VBA registration current, and what class?

DB-U for unlimited domestic work. Check it on the VBA register and the disciplinary register.

  2. 2
Show me the Domestic Building Insurance certificate for my job.

DBI is mandatory before more than a 5% deposit. No certificate, no deposit.

  3. 3
What soil class is my block and is the slab priced for it?

Basalt clay in the west is Class H to E. A "standard" site allowance is a variation waiting to happen.

  4. 4
Is the site-cost allowance fixed or provisional?

Provisional means you pay the difference. Ask for it fixed after the soil test and survey.

  5. 5
Is the house all-electric, and what is the induction and heat-pump spec?

No new gas connections in Victoria since 2024.

  6. 6
Which benchtop material replaces engineered stone?

Banned since July 2024. Porcelain, natural stone or laminate.
