Verify registration and insurance first

Any builder doing domestic work in Victoria must be registered with the Victorian Building Authority. Check the builder (and the company) on the VBA public register, confirm the registration category covers your build, and make sure it is current.

For domestic building work over $16,000, the builder must take out Domestic Building Insurance (DBI) through the VMIA for your specific job. Ask for the certificate of insurance in your name before you pay a deposit; without it, your statutory protection if the builder dies, disappears or becomes insolvent does not exist.

Run real due diligence

Reliability shows up in track record: years actually operating, number of homes completed, and a stable business rather than a string of new companies. Ask for recent client references in Melbourne and, where you can, speak to past clients and see a completed home.

Read the contract and inclusions carefully. Thin provisional sums and vague allowances are where "reliable-looking" quotes turn into blowouts. A fair, detailed fixed-price contract is itself a reliability signal.

Spot the financial red flags

Builder insolvencies have hurt Victorian families. You cannot audit a company's books, but watch for warning signs: pressure to pay large deposits or to sign quickly, prices well below everyone else, reluctance to provide the DBI certificate, or a company that keeps changing its name or entity.

BuildPilot does not rank a single "best" builder. We provide independent guidance and match you with vetted Victorian builders suited to your project type, budget and priorities, with premium one-on-one support available if you want a human in your corner.

Frequently asked

Who is the most reliable home builder in Melbourne?+

There is no single answer; it depends on your project type, budget and priorities. Melbourne has strong builders across volume, project and custom categories. The key is matching a builder's strengths to your needs, then verifying VBA registration, DBI and track record.

How do I check a builder is registered in Victoria?+

Search the Victorian Building Authority public register for the builder and the company, confirm the registration category suits your build, and check it is current. Only registered builders can carry out domestic building work in Victoria.

What insurance must a reliable Melbourne builder have?+

For domestic work over $16,000 they must hold Domestic Building Insurance (DBI) through the VMIA for your job. Ask for the certificate in your name before paying a deposit; it protects you if the builder dies, disappears or becomes insolvent.

What are the red flags of an unreliable builder?+

Pressure to pay large deposits or sign quickly, quotes well below everyone else, refusal to provide the DBI certificate, thin provisional sums, and a company that repeatedly changes its name or entity (a sign of phoenixing).

Six questions that save the most money

  1. 1
Is your VBA registration current, and what class?

DB-U for unlimited domestic work. Check it on the VBA register and the disciplinary register.

  2. 2
Show me the Domestic Building Insurance certificate for my job.

DBI is mandatory before more than a 5% deposit. No certificate, no deposit.

  3. 3
What soil class is my block and is the slab priced for it?

Basalt clay in the west is Class H to E. A "standard" site allowance is a variation waiting to happen.

  4. 4
Is the site-cost allowance fixed or provisional?

Provisional means you pay the difference. Ask for it fixed after the soil test and survey.

  5. 5
Is the house all-electric, and what is the induction and heat-pump spec?

No new gas connections in Victoria since 2024.

  6. 6
Which benchtop material replaces engineered stone?

Banned since July 2024. Porcelain, natural stone or laminate.
