How to plan a shed or garage in Adelaide

The 10-step framework

  1. STEP 1

    Define the shed use case honestly

    A tool shed, garden storage, single garage, double garage, workshop, caravan or boat shed, farm implement shed, or granny-flat-scale ancillary building all have different size, cladding, door and electrical requirements. Decide the primary use before sizing. Bigger is not always better; oversized sheds still consume land and can trigger extra planning consent.

  2. STEP 2

    Size the shed to actual use

    A single garage with room to open doors and walk around a car typically needs 6m x 3.6m. Double garage 6m x 6m. Add 1m depth for storage shelving. Workshop with lathe, bench and space to work needs 6m x 8m. Boat or caravan sheds must be sized against vehicle length plus 1m each end. Measure actual vehicles and add working clearance.

  3. STEP 3

    Check council setback and site coverage rules

    Sheds in SA are governed by the Planning and Design Code. Rules include: setback from side and rear boundaries, maximum wall height, maximum total site coverage including all buildings, and specific rules for sheds larger than defined thresholds. A shed on a small block can push site coverage over the limit and trigger planning consent.

  4. STEP 4

    Confirm building consent requirements

    Even where planning consent is not required, building consent (National Construction Code compliance) is required for most sheds above a small threshold. Building consent covers structural design under AS 4055 wind loading for sheds and AS 1170 for larger structures, footings, cladding fixings, and safe electrical if power is installed.

  5. STEP 5

    Design footings for the soil

    Slab-on-ground with edge beam is the standard shed footing across Adelaide. Reactive clay soils need a stiffer edge beam and thicker slab; sandy soils sometimes need compaction and gravel base. On sloping blocks, cut and fill or piered footings may be required. A geotechnical soil report is not always mandatory but is often worth the small spend.

  6. STEP 6

    Select cladding for exposure and use

    Colorbond steel is the Adelaide default: durable, quick to install, standard colour range. Zincalume is cheaper but less colour choice. Insulated panel walls (higher spec) are worth it for workshops used year-round. Timber cladding on exposed shed types is possible but requires more maintenance. Wall thickness affects thermal comfort inside significantly.

  7. STEP 7

    Choose doors deliberately

    Roller doors are cheapest and quickest for vehicle access. Sectional doors are quieter, better sealed and premium look. Bi-fold or sliding doors on workshops give wide openings without headroom loss. Personal access door position matters; entering through the vehicle door is annoying every day of the year. Plan doors before frame quotes.

  8. STEP 8

    Plan power, lighting and ventilation

    A shed used for anything more than dead storage benefits from: lighting on every 3m of wall, at least one double GPO per 3m of wall, a subboard from the main dwelling if power tools will be used, ventilation (whirlybirds or gable vents for hot summer days), and possibly compressed air or dust extraction if used as a workshop.

  9. STEP 9

    Coordinate stormwater and drainage

    A shed roof collects real rainwater volumes. Gutters and downpipes must tie into the legal point of stormwater discharge, not run into the neighbour or the backyard. Some Adelaide councils require rainwater tanks on new sheds above a certain roof area; check the local rules.

  10. STEP 10

    Compare quotes on the same specification

    Shed quotes vary enormously because base inclusions vary. Normalise the quote: exact wall height, exact cladding gauge and colour, door type and quantity, footing specification, structural certification, gutter and stormwater, electrical inclusions, and site delivery. Cheap kit sheds are often not certified for local wind loading; check the certification.
